Is Snagging Priced Per Square Foot or Per Unit in Dubai
A buyer sent us two quotes for the same three bedroom apartment in Dubai Hills Estate, and on paper they were nothing alike. One was a flat per unit fee. The other was priced per square foot and looked cheaper, until you noticed which area figure it used, the title deed built up area including two balconies and a terrace. Measured on the internal area instead, the two quotes landed within about a hundred dirhams of each other. The difference was never the rate. It was the number the rate was being multiplied by.
Dubai snagging is priced per unit, not per square foot. Credentialed firms publish per unit bands with a square foot range attached to each band, and our own new handover snagging service follows that same model. The per square foot figures in circulation, usually AED 0.50 to 1.50, are third party benchmarks rather than published inspector rates.
The Two Pricing Models, Explained Plainly
There are only two ways to price an inspection, and every quote you receive is one of them wearing a different name.
Flat per unit A fixed fee for a property type. A two bedroom costs one number whether it is 1,100 or 1,350 square feet. You know the total before anyone measures anything, which is why most Dubai firms quote this way.
Rate times area A rate per square foot multiplied by an area figure. At AED 1.00 per square foot, a 1,250 square foot apartment is AED 1,250. It looks more precise, and it is completely dependent on which area figure both sides agree to use.
What Dubai Firms Actually Do: Per Unit Bands With Square Foot Ceilings
Almost every credentialed Dubai firm runs the same model, and almost none of them name it.
The model is a per unit band with a square foot ceiling attached. Expert Property Snagging publishes the clearest example, seven bands across four emirates, each carrying a square foot range, Dubai from AED 799 and a large villa above 6,000 square feet from AED 5,000, with the other emirates roughly AED 100 to 400 higher per band. Dubai Property Snagging states the same logic in words, a flat fee for standard units and per square foot or per square metre for larger villas and townhouses.
What that means in practice is simple. Your bedroom count puts you in a band, and your area decides whether you stay in it. A large three bedroom that exceeds the band ceiling moves up a band, which is a per unit price behaving like an area price without ever being called one.
There are three variants of the hybrid in this market.
Band with a ceiling. The most common. Bedrooms set the band, square feet set the boundary. Metropolitan Premium Properties bands by bedroom count without publishing AED figures at all.
Flat below, per area above. A fixed fee up to a size threshold, then area based pricing on larger villas and townhouses.
Per unit plus a defect volume clause. Land Sterling states that additional charges are possible where excessive snags require second visits. Worth knowing about, though it is one firm’s stated clause rather than a market norm.

Where the Per Square Foot Figures Come From
Every per square foot number you will read about Dubai snagging comes from somewhere other than an inspector’s rate card.
We could not find a single Dubai firm publishing a per square foot rate on its own pricing page. What exists are third party benchmarks. Handover Heroes and the Dubai Property Snagging multi market guide both publish AED 0.50 to 1.50 per square foot. HomeItBetter and RedHorizon both land on about AED 1.00 per square foot of built up area plus VAT. HomeItBetter goes furthest, back calculating six named firms at a 3,000 square foot reference and arriving at an implied AED 0.95 to 1.50, which is a useful exercise and still a back calculation rather than a published rate.
One figure in circulation does not survive contact with arithmetic. A range of AED 5 to 15 per square foot appears on at least one Dubai snagging site. Run it on a 500 square foot studio and AED 5 per square foot gives AED 2,500, while the same page prices studios at AED 800 to 1,200. Both cannot be true. It is almost certainly a page never checked against its own table, but if a quote arrives built on a rate like that, do the multiplication before you reply.
Worked Comparison: Which Model Is Cheaper at Your Size
Put the two models against the same seven properties and the pattern is obvious. The per square foot column below uses AED 1.00, the midpoint of the published AED 0.50 to 1.50 benchmark. The per unit column uses published Dubai market bands.

The crossover zone Below about 1,500 square feet the per square foot model looks cheaper but the minimum fee cancels the advantage. Above about 4,000 square feet the per unit model wins outright, and the gap widens with every extra square foot.
Here is the part nobody publishes. A per unit ladder is already a sliding per square foot rate, it just does not print the rate. Take our own published handover snagging ladder, all prices excluding VAT, and divide each by a typical size for that band.

The rate falls steadily as the property grows, from AED 2.00 on a studio to AED 0.80 on a villa. That is the whole mechanism, and we are publishing the least flattering row on purpose. The studio pays the highest effective rate in any per unit ladder in this market, including ours.
The Minimum Fee, and Why Small Units Feel Overcharged
This is the part that makes studio buyers feel overcharged, and the feeling is arithmetically correct.
No Dubai firm publishes a minimum fee, but every firm operates one. The practical floor for a credentialed firm sits around AED 799 to 999. On a 400 to 500 square foot studio that floor produces an effective rate of roughly AED 2.00 to 2.50 per square foot, two to three times the headline benchmark.
The reason is not margin. Most of an inspection does not shrink when the unit does. Travel to the tower is the same. The visit still runs a couple of hours, because the systems behind a studio wall are the systems behind a two bedroom wall. The report still has to be written, photographed and issued, and the insurance behind the work costs what it costs.
Studio quotes across the wider market run from AED 399 to AED 2,500, on a composite of UBA Asset, Dubshy, Expert Property Snagging, Zia and Handover Heroes. At the bottom sits a different product entirely. Both have a place, but do not compare them on price alone.
Built Up Area, Suite Area and Balcony Area
A per square foot quote is only fair if both sides agree what the square feet are, and there are three different figures in play.
Built up area is the figure on your title deed or Oqood, and it commonly includes balconies and terraces. On villas it can include structures at plot level too.
Suite area is the internal enclosed area, the part you actually live inside.
Balcony and terrace area is the difference between them, and it is the part that matters most to a quote. A balcony takes minutes to inspect properly. A per square foot quote calculated on gross built up area charges the full rate for a 400 square foot terrace at the same rate as a kitchen.
That is exactly what happened with the Dubai Hills quote. Two balconies and a terrace sat inside the title deed figure, and once the rate was applied to that number rather than to the internal area, the apparently cheaper quote stopped being cheaper.
What to confirm before you accept a per sqft quote Ask which document the area comes from, whether balconies and terraces are inside or outside the number, and whether a common area allocation has been included. Then send us the same title deed area and we will quote against it, so you are comparing like with like.
How VAT Applies to Each Model
VAT does not change which model is cheaper, but it does change what you actually pay.
UAE VAT is 5 percent and most inspection quotes in this market are exclusive of it. On a per unit fee, AED 1,499 becomes AED 1,573.95. On a per square foot quote, a 1,250 square foot unit at AED 1.00 is AED 1,250, becoming AED 1,312.50. Same 5 percent, applied to whichever base the quote uses.
Why some cheap quotes carry no VAT A supplier whose taxable turnover sits below the mandatory VAT registration threshold set by the UAE Federal Tax Authority is not required to register for VAT, which is one reason very cheap operators quote without it. That is legitimate. It also means no TRN on your invoice, which matters if the property is an investment and your accountant needs the expense documented. Ask for the TRN before you book rather than after.
Very Large Villas, Where Both Models Break
Past a certain size the question stops being a rate and starts being a schedule.
Above roughly 8,000 square feet neither model applies cleanly. A large villa with a pool, a basement, a majlis block and staff quarters is not one inspector for one morning. It is two inspectors across two days, with a plant scope, a roof scope and a grounds scope no bedroom count describes. At that point the honest unit is inspector days, and per square foot usually costs the buyer more than a scoped complete building inspection would.

Questions to Ask Before You Accept a Quote, and How Prime Prices
Ask these six things and every quote in your inbox becomes comparable.
- Which area figure does the quote use, and is it built up area or internal area?
- Is VAT included, and what is the TRN?
- Is a re-inspection included, and until when is it valid?
- How many inspector hours are budgeted on site?
- What instruments are carried, thermal, moisture meter, and are MEP systems function tested?
- Is there a rate for multiple units in the same tower?

Above the top band we quote on scope rather than stretch a ladder that no longer fits. We publish no per square foot rate, because we do not price that way, and the implied rates in the table above are simply that ladder divided by typical sizes.
