An Independent Check on Your Villa Pool, Not a Sales Visit
A pool can look perfect from the terrace and still be losing water or hiding a line of hollow tiles. The trouble is that most people who look at your pool also want to sell you something. A maintenance contract. A repair. A new pump.
We don’t. Prime Inspections doesn’t build pools, service them or repair them. Our job on a pool inspection in Abu Dhabi is to look, test and write down what we find, so you can decide what happens next with clear evidence in hand.
A standard swimming pool inspection covers the shell and finishes, every fitting in the water, the plant room, the electrical side, and the barriers and deck around the pool. Add leak testing and we also work out whether the water you’re losing is going into the air or into the ground.
Owners usually call us at one of four moments:
Before handover of a new villa, while the developer still has to fix defects
Before buying a resale villa, while there’s still room to negotiate
Before a tenant moves in or out, so the condition is on record
When the pool needs topping up more often than it should
A quick WhatsApp with your community and pool type is enough for us to quote.
Our Checklist
What Our Pool Inspection Covers
In our experience, most of the problems we find are not in the water. They’re in the plant room and behind the tiles.
Shell, tiles and coping
We tap-test tiles for hollow spots, check grout lines, look for cracks in the shell and render, and inspect coping stones, expansion joints and the waterline band where scale and sun damage show first.
Fittings in the water
Skimmers, return inlets, main drain covers, steps and light niches. Loose or cracked fittings are a common leak path, and missing or damaged drain covers are a safety issue.
Plant room
Pump, filter, pressure gauge, valves and unions, saline chlorinator cell or dosing unit, heater or pool chiller, timers, drainage and ventilation. We note noise, weeping joints, corrosion and awkward installation.
Electrical and lighting
Underwater lights, junction boxes, the pool supply board, earthing and whether RCD protection is fitted and trips on test.
Barriers, deck and access
Fence height and gaps, self-closing gates and latches, doors that open straight onto the pool, deck falls and ponding, slip hazards and anything a child could climb.
One honest limit: we’re not a water laboratory. We record visible water condition and anything that points to a circulation problem, but chemical balancing stays with your maintenance company.
Problems We Find in Abu Dhabi Villa Pools
Hollow, cracked or lifting tiles
Heat cycles and poor adhesive coverage leave tiles hollow long before they fall off, and water behind them reaches the render and shell. We map every hollow patch in the report so the contractor fixes the whole area, not just the tile that already dropped.
A water level that keeps dropping
Some loss is normal in an Abu Dhabi summer. Losing noticeably more than a bucket of pool water beside it is not. We separate evaporation from a real leak before anyone starts breaking tiles.
Plant room faults
A pump that howls, a filter gauge sitting in the red, a union dripping onto the floor. Small things, until the pump burns out in August.
Salt and coastal corrosion
Saline chlorinators and sea air on the islands are hard on stainless steel. Ladders, handrails, light rings and equipment housings rust at the fixings first, and that’s where we look.
Overflow and balance tank issues
Many newer villas, especially on Saadiyat and Jubail Island, have overflow edges feeding a balance tank. Cracked channels, a tank that overfills or a float valve that sticks can waste water quietly for months.
Unsafe barriers, drain covers or lighting
A gate that doesn’t self-close, a latch a toddler can reach, a drain cover missing screws, a light with no RCD. These go at the top of the report with a high severity rating.
The Bucket Test
Pool Leak Detection in Abu Dhabi: Leak or Evaporation?
This is the question we’re asked most. Summer heat, low humidity days and wind across an open terrace can pull a surprising amount of water out of a pool. A few millimetres a day in peak summer isn’t unusual. Anything well beyond that deserves a proper test.
The simple check you can do yourself:
Step 1
Fill a bucket with pool water and stand it on the first step, so it sits at the same temperature.
Step 2
Mark the water level inside the bucket and the pool level on the tile.
Step 3
Leave the pump running normally for 24 hours, then compare.
Step 4
If the pool dropped clearly more than the bucket, you likely have a leak.
Our leak-testing inspection goes further. We compare level loss with the pump running and switched off (which tells us whether the loss is in the pressure pipework or the shell), check fittings and light niches, and use thermal imaging and moisture meters on the walls, plant room and any rooms or basements next to the pool. If buried pipework needs a separate pressure test, the report says so and specifies where.
Is the damp patch on your villa wall nothing to do with the pool at all? Then our water leakage detection service in Abu Dhabi is the better fit.
Pool Safety and the Rules in Abu Dhabi
You’ll read online that the municipality requires every pool owner to meet a set of standards. For public pools, that’s true. The Department of Municipalities and Transport’s guide to the executive regulations for swimming pools sets rules for water quality, lifeguards and barriers, and Abu Dhabi City Municipality has run compliance campaigns covering pools in residential buildings and complexes.
But the same guide states it applies to pools “with the exception of swimming pools in private residential villas.” So for your own villa pool, we inspect against widely used safety practice, the barrier principles in the Abu Dhabi International Building Code (Section 3109, which the public guide itself points to) and your master developer’s community rules. Requirements change, so confirm the current position with the municipality before you build or alter anything.
Abu Dhabi Police have long urged families to fence pools and keep doors to the pool area closed. Our barrier check looks at exactly that.
Buying a villa where a previous owner added the pool? Ask the seller for the municipal building permit (applied for through TAMM) and the master developer NOC. We’ll tell you if what’s built looks like it was done without either.
Why Owners Choose Prime as Their Pool Inspection Company in Abu Dhabi
We have nothing to sell you after the inspection.
No maintenance contract, no repair crew, no commission from a pool builder. The report is written for you, and only you.
Engineers, not technicians.
Our inspectors are qualified engineers and InterNACHI-certified. They explain what a defect means for the pool, not just that it exists.
The right tools on every visit.
Thermal imaging, moisture meters and non-destructive testing tools mean we find problems without breaking tiles to look.
A report you can act on within 24 hours.
Every defect gets a photo, exact location, plain-English description, severity rating and recommendation. An engineer then calls you to walk through it.
Scale and a public track record.
More than 73,000 inspections across the UAE and over AED 1 billion in property protected. We're a licensed UAE company, RERA-approved in Dubai, with a 4.9 rating from 108 Google reviews.
4.9 on Google (108 Reviews)
The result: a developer or seller gets a document they can’t easily argue with.

Villa Pools We Inspect Across Abu Dhabi
Many requests for a pool inspection in Abu Dhabi come from Saadiyat, where Saadiyat Beach Villas, Saadiyat Lagoons, Jawaher and Hidd Al Saadiyat all have private pools, many with overflow edges. On Yas Island we’re regularly in Yas Acres and West Yas, and Jubail Island handovers bring newer pools with more complex plant rooms.
Closer to the mainland, Al Raha Gardens, the Al Raha Beach villas and Khalifa City have a mix of older pools and ones added after handover (the second group is where we pay extra attention to permits and electrics). Further out, we inspect in Al Shamkha communities such as Al Reeman, and we check community pools for owners and associations in places like Al Reef.
Abu Dhabi conditions shape what we look for. Coastal plots mean salt air and faster corrosion. Parts of the city sit on sabkha ground with shallow, salty groundwater, which is one reason we never advise draining an in-ground pool without engineering advice. And, in our experience, Abu Dhabi homes show more humidity-related problems around waterproofing than many Dubai ones.
We’re based in Business Bay, Dubai, and plan Abu Dhabi visits around our engineers’ routes. A day or two of notice is usually enough, with most visits booked within 24 to 72 hours. More on how we cover Abu Dhabi and the Northern Emirates.

What Our Customers Say
Prime holds a 4.9 rating from 108 reviews on its public Google profile. Most of those reviews come from Dubai snagging and handover jobs rather than pool-only visits, so we won’t pretend otherwise. The themes repeat, though.
Clients mention how detailed the photo reports are, and that the engineers explain findings clearly instead of handing over a list. Several name our inspectors Farhan and Malik. Fast report delivery comes up again and again, as does having a document the developer took seriously.

Pool Inspection FAQs
How much does a pool inspection cost in Abu Dhabi?
A standalone villa pool inspection starts from AED 799, and a pool inspection with leak testing starts from AED 1,299, both excluding VAT. If you book a villa handover or resale inspection with us, the pool is included at no extra cost. The final fee depends on pool size and systems such as overflow edges and balance tanks, and we confirm it in writing before the visit.
How do I know if my pool is leaking or just evaporating?
Use the bucket test. Stand a bucket of pool water on the first step, mark both levels and compare after 24 hours with the pump running normally. If the pool drops clearly more than the bucket, a leak is likely. Our leak-testing inspection then checks whether the loss is in the pipework or the shell, using level tests with the pump on and off, thermal imaging and moisture meters.
Do I need to drain the pool for an inspection?
No, and please don’t. We inspect with the pool full, because a full pool shows us leaks, fitting condition and how the circulation system behaves. Draining an in-ground pool can also be risky in parts of Abu Dhabi with shallow groundwater, since pressure from below can lift or crack an empty shell. Only drain on the advice of an engineer.
Is there a legal pool fence requirement for villas in Abu Dhabi?
The municipality’s published swimming pool regulations cover public pools and explicitly exclude private residential villa pools. That doesn’t make a fence optional in practice. We check barriers against widely used safety practice, the Abu Dhabi International Building Code barrier section and your community’s rules, and we’d always recommend a self-closing, self-latching gate where children live or visit. Confirm current requirements with the municipality before building.
Should I get a pool inspection before buying a villa in Abu Dhabi?
Yes, if the villa has a pool. Pool repairs such as retiling, pipework leaks or a new pump and filter can cost far more than the inspection, and they’re easier to negotiate before you sign. We also flag signs that a pool was added without proper approvals, so you can ask the seller for the municipal permit and master developer NOC.
Do you repair the leaks you find?
No. We’re independent, so we don’t repair pools, sell maintenance contracts or earn commission from pool companies. Our report pinpoints the problem with photos, locations and recommendations, and you choose who fixes it. That separation is the point. The company that finds the leak shouldn’t be the one that profits from how big it turns out to be.
How long does a villa pool inspection take?
A standalone villa pool inspection usually takes a couple of hours on site, depending on pool size and the plant room. Leak testing takes longer because we monitor the water level over a set period, so the engineer may leave equipment in place or return to take readings. You’ll have the written report within 24 hours of the visit, followed by a call from the engineer.
Can you inspect a community pool in Abu Dhabi?
Yes. Our swimming pool inspection in Abu Dhabi also covers shared pools for owners associations, building managers and landlords, covering the shell, plant room, electrics, barriers and deck, with the same photo report. Shared pools are not covered by the villa exclusion in the municipality’s pool regulations, so our report helps you spot issues before an official check does. Water chemistry testing stays with your licensed maintenance contractor.
