You can see paint, tiles and a scratched door yourself. You cannot see a supply line weeping behind a wall, an under-performing fan coil unit or an unbalanced distribution board without instruments. That gap is why this service exists.

Walls, ceilings, floor screed and levels, tile bedding and lippage, grout and silicone sealant, paint finish, doors, windows, glazing, wardrobes, kitchen joinery, sanitaryware, and balcony falls.

Defects We Find in Dubai Handovers

Across 73,000+ inspections the same items keep coming back. Here is what we log most often, and what each costs you if it goes unrecorded.

Water and waterproofing

  • Hollow tiles.Tiles laid without full adhesive coverage sound hollow underfoot. Left in place they crack and lift inside the first year, and once you have signed, the replacement is yours.
  • Waterproofing failure in bathrooms and balconies.A membrane that was rushed or punctured shows as damp at the skirting long before it reaches the ceiling below.
  • Low water pressure and slow drainage.Usually a partly closed isolation valve or construction debris in the line.
  • Sealant and grout failure.Shrunk silicone around a shower tray is a five minute fix for the developer, and a recurring mould problem for you.

Air conditioning and ventilation

  • Poor delta-T.If the temperature difference across the coil falls short of specification, the unit runs constantly and never quite cools. Your DEWA bill tells that story two months in.
  • Condensate drainage.Blocked or badly fallen drain lines are a leading cause of ceiling staining in new Dubai apartments, and not every damp ceiling is a leak at all.
  • Airflow imbalance.One bedroom freezing, another warm. Usually a damper or duct issue, not the unit.

Electrical

  • Dead sockets and reversed polarity.More common in a brand new unit than buyers expect.
  • Load imbalance and distribution board faults.Mislabelled circuits, loose terminations, protection missing where it should be.

Finishing and joinery

  • Door and window misalignment, faulty locks, paint overspray, inconsistent finish between coats, wardrobe doors that do not sit square, cabinet damage, chipped sanitaryware, uneven screed and glazing sealant gaps.
Patterns we commonly see, and this is field observation rather than a rule: Emaar units tend to show paint overspray, door alignment and cabinet finish issues. Damac units more often throw up AC drainage and load imbalance. Sobha units generally come through with fewer items, mostly transit damage.

One pattern repeats on apartment handovers

The unit looks finished, the finish is clean, and thermal imaging picks up a cold band behind the guest bathroom wall. Slow supply line leak. On handover day it is a developer item at no cost to you. Six months later it is your ceiling, your neighbour’s ceiling, and your bill.

How the Inspection Works, Step by Step

Pre-inspection briefing

Tell us the community, unit type and handover date. We confirm the slot and tell you what to arrange with the developer first (access, DEWA activation, lift booking in some towers).

On-site inspection by a certified engineer

Apartments take roughly 2 to 4 hours. Larger villas run closer to 5. Your engineer works the 250-point checklist room by room, photographs every defect in place, and records a location reference so the contractor can find it without you standing there pointing.

Report delivered in 24 hours

You receive the digital snag list within 24 hours. Every item carries a photograph, a location, a severity rating and a rectification note written in the language a developer’s contractor actually acts on.

Developer submission support

The report is formatted for direct submission to the developer’s handover team. If an item is pushed back, we set out the technical basis in writing, so you are not arguing from “my inspector said so”.

De-snag re-inspection

Once the developer reports the work complete, we return, verify each item line by line, and check nothing new was damaged during rectification.

How much does a handover inspection cost in Dubai?

Handover inspection pricing starts from AED 999 and is calculated on built-up area, with the Dubai market guide at roughly AED 1 per square foot plus VAT. A studio sits at the bottom of that range, a large villa at the top. Send the size on WhatsApp and you get an exact figure.

When should I book my handover inspection?

Book after the developer issues your completion notice and before you sign the handover acceptance form. That window is usually 14 to 30 days. We recommend 5 to 7 days ahead of your slot, which leaves room for the report and for raising the snag list with the developer.

How long does a handover inspection take?

An apartment takes roughly 2 to 4 hours depending on size and bedroom count. Larger villas run closer to 5 hours. The report reaches you within 24 hours, so even a handover date later the same week is workable. Send your date and we will confirm the slot.

Do I need to be present during the inspection?

No. We carry out unaccompanied inspections regularly and email the report wherever you are. You arrange developer access, we handle everything on site. This is how most of our overseas investor clients work, and the report is identical either way.

Do DEWA and utilities need to be connected?

Yes, for a complete inspection. Without power and water we cannot test AC delta-T, water pressure, drainage flow, sockets or the water heater. If DEWA is not active yet we inspect everything visual and mechanical, flag the untested items in the report, and return for the live testing.

What happens if the developer refuses to fix the defects?

Your report is written in a format the developer’s contractor can act on, with photographs, locations and rectification notes. If items are still refused, the route is a written submission with a deadline, then a complaint to RERA through the Dubai REST app. Documented evidence is what makes that work.

How long is the defects liability period in Dubai?

Article 40 of Dubai Law No. 6 of 2019 sets 10 years for structural defects and a minimum of 1 year for MEP and finishing work. The structural period runs from the building completion certificate date, not your handover date, so check that certificate rather than assuming the clock started with the keys.

What is de-snagging and is it charged separately?

De-snagging is the re-inspection after the developer completes rectification. We verify each item on the original snag list, confirm the work was done to standard, and check nothing new was damaged in the process. It is booked as a separate visit. Ask for the fee when you book the first inspection and you get it in writing before we attend.

I already signed handover without an inspection. Is it too late?

No. The defects liability period is still running, so a post handover snagging inspection still gives you a documented case to put to the developer. The sooner it is done, the more of the one year non-structural window is left. Structural cover runs far longer.

Is a handover inspection the same as snagging?

Yes, two names for the same service. Handover inspection is the descriptive term, snagging is what the Dubai market calls it day to day. If one company quotes for property snagging and another for a handover inspection, compare the checkpoint count and the report, not the label.
