An Independent Check Before You Accept the Keys
A handover inspection in Abu Dhabi is a room-by-room survey of your new apartment, townhouse or villa, done after the developer says it is ready and before you sign to accept it. The point is simple. Anything we find goes to the developer as a documented snag list, while you still have the most leverage.
Most of the owners who call us are in one of three positions.
Moving In
They are moving in and want the place right on day one.
Investors
They are investors who need it tenant-ready.
Living Overseas
Or they live overseas and cannot walk the unit themselves.
Each one needs the same thing: someone on their side of the table.
That is why we stay independent of the developer. We do not sell property, we take no developer commissions, and we do not carry out repairs. Our only job is to find what is wrong and write it down clearly enough that the handover team can act on it.
A pre-handover inspection in Abu Dhabi is also where our equipment earns its keep. A fresh coat of paint hides a lot. A thermal camera and a moisture meter show us damp behind tiles, cold spots around AC ducts and missing insulation that no walk-through will catch.
This page is the Abu Dhabi side of our new handover snagging service. Same engineers, same equipment, same 24 hour report.
Got a handover date? Send it to us on WhatsApp and we will hold a slot.
The Abu Dhabi Handover Sequence
Where the Inspection Fits in an Abu Dhabi Handover
Every developer runs handover a little differently, and Aldar, Bloom Holding, Modon, Imkan and Reportage each have their own handover teams and paperwork. The broad sequence usually looks like this:
1. Handover notice.
The developer confirms completion and asks you to settle the final instalment or arrange mortgage release.
2. Appointment booked.
You get a date for the unit walk-through and key collection.
3. Independent inspection.
This is where we come in, ideally a few days before your appointment.
4. Snag list submitted.
Our report goes to the developer’s handover or customer care team.
5. Acceptance and keys.
You sign the handover acceptance form and collect keys, access cards and manuals.
6. Defects liability period begins.
The clock starts running on the developer’s obligations.
7. Title.
Your off-plan registration is converted to a full title once completion is registered, and you can check the record on DARI, Abu Dhabi’s official property platform.
So why does timing matter so much? Under Abu Dhabi Law No. 3 of 2015, developers carry a one-year defects liability period after handover, plus a 10-year liability for fundamental structural defects. Your SPA may add detail, so check it.
The one-year window is real protection. But here’s the thing. Before you sign, the developer’s team wants the handover closed and is usually quick to act. After you sign, the same defect becomes a customer care ticket in a queue.
Service charges to the co-owners association usually start around handover too. Worth knowing before you move furniture in.
Problems We Find in New Abu Dhabi Homes
Across our Abu Dhabi visits, the pattern we see most often is moisture. The emirate shows more humidity-related concerns than Dubai in our experience, particularly around waterproofing and coastal exposure. These are the areas we test hardest.
Waterproofing and Balcony Falls
Balconies and terraces should fall towards the drain, not towards your sliding door. We flood-test where possible and check thresholds, membranes and sealant lines. A Yas Island townhouse owner we inspected for recently had a balcony that looked perfect dry, then sent water straight to the door frame once we tested it.
Hidden Moisture Behind Tiles and Ceilings
Wet areas are where small leaks start. We scan bathrooms, kitchens and ceiling voids with thermal imaging, then confirm readings with a moisture meter. Catching a weeping joint now saves you from stained ceilings and mould after the first humid summer.
AC, Fan Coil Units and District Cooling
Many newer communities, including parts of Saadiyat and Al Reem, run on district cooling rather than a unit on your roof. We check airflow and temperature at each grille, look at condensate trays and drain lines, and flag any fan coil unit that drips or rattles. Condensate leaks are one of the most common ceiling stains we see in year one.
Plumbing, Water Pressure and Drainage
We run every tap, shower and WC, check hot water from the heater, and watch how each drain clears. Weak pressure, slow drains and loose fittings are cheap to fix before handover. After move-in, they tend to come with a ruined vanity.
Electrical Points and the Distribution Board
Our engineers test sockets and switches, check that breakers are labelled and trip correctly, and look for loose faceplates and missing earth connections. Anything unsafe goes into the report as high severity.
Finishes, Doors, Windows and Sealant
Hollow tiles, cracked grout, scratched glass, sticking doors and gaps in window seals all make the list. Sand ingress around windows is a real issue in coastal and desert-edge communities, so we check seals and weep holes closely.
Want these checked before your date? Call or WhatsApp +971 50 602 1830.
- Your report lands within 24 hours of the visit. Each defect gets:
- a clear photo
- its exact location (room and wall or fixture)
- a plain-language description
- a severity rating
- our recommendation
Then one of our engineers calls to walk you through it, so you know which items matter and which are cosmetic. You can forward the report to the developer as it is. If you want to see the level of detail first, here is how detailed a Prime snagging report is.

Why Owners Book Prime for a Handover Inspection in Abu Dhabi
Engineers, not technicians. Our inspectors are qualified engineers and InterNACHI-certified. That means they understand why a defect happened, not just that it exists, and they write it up in terms a developer’s site team can act on.
Instruments on every job.
Thermal imaging, moisture meters and non-destructive testing tools come to every inspection, whatever the unit size. You are not paying extra for the part that finds hidden problems.
On your side only.
No property sales, no commissions from developers, no repair work to upsell. When we say something needs fixing, the only reason is that it does.
A track record you can check.
We have completed more than 73,000 inspections and helped protect over AED 1 billion in property. Our Google profile sits at 4.9 from 108 reviews.
Honest coverage from Dubai.
We are a licensed UAE company, RERA-approved in Dubai, with our office in Business Bay. There is no Abu Dhabi branch, and we do not pretend otherwise. What you get is the same team, routed to Abu Dhabi within 24 to 72 hours of booking.

Areas We Cover in and Around Abu Dhabi
Our Abu Dhabi work splits roughly between the islands and the mainland villa communities.
On Yas Island we regularly inspect in Yas Acres, and we see handovers in Noya, Yas Park Gate and The Sustainable City Yas Island. Saadiyat Lagoons and Jubail Island bring larger villas with gardens, pools and plenty of exterior waterproofing to check. On Al Reem, Reem Hills adds villas and townhouses, and the towers around it keep us busy with building handover inspection work for apartment buyers.
Head inland and Al Shamkha is one of our most frequent stops, particularly Al Reeman and Alreeman II. In Zayed City we inspect Bloom Living, including Toledo by Bloom. We also cover Masdar City, Khalifa City, Al Raha Beach and Al Ghadeer on the Dubai border.
Location changes what we look for. Waterfront homes on the islands face salt air and humidity, so seals and waterproofing get extra attention. Mainland communities see more dust and sand at window and door lines. And in communities on district cooling, we test cooling at each room rather than assuming a central plant means every outlet works.
Not sure if we reach your community? Read how we cover Abu Dhabi and the Northern Emirates, or just ask.
What Our Customers Say
Our public Google profile holds a 4.9 rating from 108 reviews. Most of those come from Dubai handovers, since that is where we started, and the same engineers now travel to Abu Dhabi.
The themes repeat. Owners mention how detailed the reports are, that the engineer explained findings instead of just sending a PDF, and that the developer fixed items straight from the report. Several reviews name our inspectors Farhan and Malik. You can read them all on Google before you book.

Handover Snagging FAQs
How much does a handover inspection cost in Abu Dhabi?
Prices start at AED 999 for a studio or one-bedroom apartment, excluding VAT. A two-bedroom starts at AED 1,499, three bedrooms at AED 1,999, townhouses at AED 2,799 and villas at AED 3,999. The fee is the same as in Dubai because it depends on size and type, not the emirate. Thermal imaging and moisture testing are included.
When should I book, before or after signing the handover form?
Book before you sign. A few days before your handover appointment is ideal, because it gives the developer time to fix items while the handover is still open. We need a day or two of notice for Abu Dhabi, and scheduling usually falls within 24 to 72 hours of booking. If your date is close, call us directly.
Can I still claim defects after I have collected the keys?
Yes. Abu Dhabi Law No. 3 of 2015 gives a one-year defects liability period after handover, plus 10-year developer liability for fundamental structural defects. Your SPA may add detail. Inspecting early in that year still works, but acting before you sign is usually faster. If you have already signed, book soon so the report sits well inside the window.
Is a Dubai-based company able to cover my Abu Dhabi handover?
Yes. We are based in Business Bay and send the same engineers, equipment and 24 hour report to Abu Dhabi. There is no separate Abu Dhabi office. Visits are planned around the engineer’s route, and most bookings are scheduled within 24 to 72 hours. We regularly inspect in Yas Acres, Al Shamkha, Al Reeman and Toledo by Bloom.
Do the utilities need to be connected for the inspection?
Ideally, yes. With power, water and cooling on, we can test the AC at every outlet, check hot water, run drains and measure water pressure properly. Developers often keep services live during the handover period. If your TAQA Distribution account or district cooling is not active yet, tell us when booking so we can plan which tests are possible on the day.
I live overseas. Can you inspect without me being there?
Yes, and many of our clients do exactly that. We coordinate access through your agent, the developer’s handover team or a key holder you nominate. You receive the full photo report within 24 hours, and an engineer calls you on WhatsApp or phone to walk through the findings, wherever you are.
Will the developer accept your snagging report?
Developers generally work from itemised snag lists, and our report is built for that: a photo, exact location, description and severity for every item. We cannot promise how any developer responds, but a clear, evidenced list is much harder to dismiss than a verbal complaint. Most owners send the report straight to the handover or customer care team.
What is the difference between a pre-handover inspection and snagging?
They are usually the same job. Snagging means listing defects in a new property, and a pre-handover inspection is simply snagging done before you accept the keys. Some people also use snagging for checks during the defects liability period. Either way, the report format and the equipment we bring stay the same.
