Renovation Inspection in Abu Dhabi

Your contractor says the job is finished and the final invoice is on its way. Before you release that payment, let our engineers check the work in your villa, townhouse or apartment, from the waterproofing under the new tiles to the wiring behind the new sockets. You get a photo report within 24 hours, written by people who have no stake in the contractor’s bill.

An Independent Check on Your Contractor's Work

A renovation in Abu Dhabi usually ends the same way. The contractor walks you round, the place looks clean and freshly painted, and a payment request follows.

Looking finished and being built properly are two different things. A new bathroom can pass the eye test while water sits behind the tiles. A majlis extension can look perfect for a month before the first crack shows along the join with the old house.

Our renovation inspection in Abu Dhabi is an engineer’s check of the work your contractor has done. We compare what was agreed in your scope of works against what is actually on site, then test it with thermal imaging, moisture meters and non-destructive testing (NDT) tools. Kitchen refits, bathroom refits, full apartment renovations, villa extensions and majlis conversions are all covered.

The result is a written snag list your contractor can work through, item by item. Each defect has a photo, its exact location, a plain-language description, a severity rating and a recommended fix.

One thing matters more than anything else here. We are independent of your contractor. We do not do the work, and we do not refer contractors for commission, so nothing in our report is there to win a repair job.

Many owners call us for a post renovation inspection in Abu Dhabi when the final bill lands. Some call earlier, which is often smarter (more on that below). Either way, a quick message on WhatsApp is enough to get a date.

Our Dubai clients book the same service through our contractor work inspection page. This page covers how it works in Abu Dhabi.

Two Moments to Book: Before Tiling, and Before the Final Payment

Timing decides how much an inspection can save you. There are two points in a renovation where an independent check pays for itself.

Before tiling and ceilings close up

Once tiles, screed and false ceilings go in, the most important work disappears. Waterproofing membranes, pipe joints, drain connections and cable runs all end up out of sight.

Our pre-tiling stage visit happens at exactly that point. We check membrane coverage, upstands at walls and door thresholds, falls toward floor drains, and concealed pipework. Where the contractor has set up a water or pressure test, we check the result too.

Picture a bathroom refit in an Al Reem Island apartment where the shower floor falls toward the door instead of the drain. At pre-tiling stage, that is a small correction. After tiling, it means breaking out a finished floor. We see versions of this more often than you would expect.

Before the final payment or retention release

This is the moment most owners think of first, and for good reason. While money is still owed, your contractor has every reason to come back and fix things.

Once the final payment and retention are released, that leverage is gone. A report in hand before you pay gives both sides a clear, shared list to close out. If your contractor is already pressing for payment, our guide on what to do when a contractor demands final payment before fixes is worth a read.

Renovation Defects We Find in Abu Dhabi Homes

Every renovation is different, but the problems repeat. In our experience, Abu Dhabi jobs show more humidity-related concerns than Dubai, particularly around waterproofing and coastal exposure. So wet areas and anything that handles moisture get extra attention in our renovation snagging work here.

Wet areas and waterproofing

Missing upstands, membranes not lapped properly at floor drains, and shower areas without enough fall are the classics. Thermal imaging and moisture readings show damp spreading behind tiles or into the next room, often before any stain appears.

Tiling and finishes

Hollow tiles (they sound drummy when tapped), uneven edges between tiles, open grout joints and poor silicone around basins and tubs. Hollow tiles tend to crack later, and gaps in grout and sealant let water in behind the finish.

AC ducts and condensate drainage

New ducting after a fit-out needs proper insulation and a condensate line that actually drains. In humid months, poorly insulated ducts sweat, and that water ends up as stains on a brand-new ceiling. We check duct insulation, drain line falls and the ceiling void where we can get access.

Electrical work

New circuits that are not labelled at the distribution board, sockets placed too close to water, loose faceplates and breakers that trip under load. Electrical defects are about safety first, so these are rated high in the report.

Plumbing and drainage

Low water pressure after a kitchen or bathroom refit, slow drains, missing or badly fitted traps, and weeping joints under sinks. A lot of this only shows when the system is run, so we run it.

Extensions and exterior work

Where a new room meets the original villa, movement shows up first. We look for hairline cracks along the junction, gaps around new window frames, and roof or terrace waterproofing on the extension. A Khalifa City villa owner we inspected for recently had a new majlis that looked flawless inside, yet the join with the old wall already had a fine crack running along it. That is the kind of renovation defect worth documenting before the contractor’s final payment, not after.

Hidden water in the walls is a bigger job than a snag list. If your renovation has left you with a leak you cannot trace, our water leak detection service in Abu Dhabi goes deeper.

Abu Dhabi Permits, NOCs and Your Contractor

Renovation rules in Abu Dhabi are not the same as in Dubai, and it is worth knowing where you stand before work closes out. We are inspectors, not an authority. We do not issue approvals or government certificates. But we do ask about them, because missing paperwork can affect how you handle defects later.

Structural changes and extensions usually need a municipal building permit through TAMM, the Abu Dhabi government services platform, with the municipality under the Department of Municipalities and Transport (DMT) reviewing the application. The Abu Dhabi International Building Code applies to that work, and the authorities have publicly reminded residents that modifications need proper licensing.

Most master-planned communities, including those by Aldar and Bloom Holding, also expect a community or master developer NOC before exterior changes or extensions. Abu Dhabi Civil Defence has a say where fire and life safety systems are affected, which matters in apartment towers. And where your electrical load or connection changes, TAQA Distribution may need to be involved. Your contractor should also hold a valid Abu Dhabi trade licence and, for building work, the right classification.

Here is the part most owners miss. Under the UAE’s new Civil Transactions Law (Federal Decree-Law No. 25 of 2025), in force since 1 June 2026, Article 818 allows an owner to warn a contractor about defective work and, if the warning is ignored, appoint another contractor at the original contractor’s expense. Your contract can change how this works, so take legal advice before relying on it. A clear, dated inspection report is the kind of evidence that process depends on.

What You Get, and What It Costs

Every renovation inspection ends with a written report, delivered within 24 hours of the visit. Each defect is photographed, located, described in plain English, rated for severity and given a recommended fix. An engineer then calls you to walk through the findings, so you know what to raise with your contractor first.

Prices are published because we think you should know the cost before you pick up the phone.

Single bathroom or kitchen

AED 799

Pre-tiling stage visit

AED 899

Full apartment renovation

AED 1,699

Villa extension

AED 2,499

Full villa renovation

AED 4,299

Once your contractor has fixed the snags, a re-inspection is booked as a separate visit. Ask for the fee when you book. For how thermal imaging and NDT fit into the price, see our note on thermal imaging and NDT inspection costs.

Why Abu Dhabi Owners Choose Prime for Renovation Inspections

We have nothing to sell you after the inspection.

Prime does not carry out repairs, does not sell property and does not take referral fees from contractors. What that means for you: every item in the report is there because it is a defect, not because someone wants the repair job.

Engineers, not technicians.

Our inspections are carried out by qualified engineers who are InterNACHI-certified. They understand why a membrane fails or a junction cracks, which makes the recommendations useful to your contractor rather than vague.

Instruments on every job.

Thermal imaging, moisture meters and NDT tools come to every home renovation inspection in Abu Dhabi, including single-bathroom jobs. Much of what goes wrong in a renovation is hidden, and a torch alone will not find it.

A volume of work behind every report.

Our team has completed more than 73,000 inspections and helped protect over AED 1 billion in property. Patterns jump out quickly after that many homes. We know where contractors tend to cut corners.

Clear prices and a fast report.

You see the starting price above, you get the report within 24 hours, and you get a call to go through it. No waiting a week while the contractor keeps asking for payment.

Proper UAE credentials.

We are a licensed UAE company, RERA-approved in Dubai and registered with the DLD and DED there. In Abu Dhabi we work as an independent inspector for you, the owner.

Areas We Cover in and Around Abu Dhabi

We cover Abu Dhabi from our office in Business Bay, Dubai. There is no separate Abu Dhabi branch. Most visits are scheduled within 24 to 72 hours, and a day or two of notice is usually enough, since we plan each trip around the engineer’s route.

On the mainland, much of our renovation work is in Khalifa City and Mohammed Bin Zayed City. Many standalone villas there have had majlis extensions, maid’s room additions or kitchen enlargements over the years, which is exactly where junction cracks and roof waterproofing need checking.

In Al Raha Gardens and Al Reef, it is often townhouse kitchen upgrades, bathroom refits and roof terrace work. Yas Acres and Saadiyat Island villas are newer, but coastal exposure makes external finishes and terrace waterproofing worth a close look after any change.

On the island, Al Reem Island apartments are mostly kitchen and bathroom refits, where building management rules and wet-area tanking come first. We also inspect regularly in Al Shamkha communities such as Al Reeman, and in Masdar City and Al Ghadeer.

Wondering if your area is on the route? Our post on whether we cover Abu Dhabi and the Northern Emirates has the detail.

What Our Clients Say

Prime holds a 4.9 rating from 108 reviews on its Google profile. To be upfront, most of those reviews come from Dubai jobs and from handover snagging rather than renovation work.

The themes are consistent, though. Reviewers often mention how detailed the report was, how clearly the engineer explained the findings, and they regularly name the inspector who came out (Farhan and Malik come up often). That is the same team and the same report format you get in Abu Dhabi.

Renovation Inspection FAQs

A renovation inspection in Abu Dhabi starts from AED 799 for a single bathroom or kitchen, excluding VAT. A full apartment starts from AED 1,699, a villa extension from AED 2,499 and a full villa renovation from AED 4,299. The pre-tiling stage visit starts from AED 899. The final fee depends on size and scope, and we confirm it before booking.

Ideally both. A pre-tiling stage visit catches waterproofing, drainage falls and concealed pipework while they are still visible and cheap to correct. A final inspection before you release the last payment or retention gives you a documented snag list while your contractor still has a reason to return. If you can only book one, book it before the final payment.

Structural changes and extensions usually need a municipal building permit, applied for through TAMM, plus a master developer NOC in most communities. Simple cosmetic work often does not. Rules vary by community and scope, so check with your community management and the municipality before work starts. We do not issue permits, but we will ask whether they are in place.

Yes, to a large extent. Thermal imaging and moisture meters can show damp behind tiles, under floors and in the next room without breaking anything. What we cannot do after tiling is see the membrane itself, its laps or its upstands. That is why the pre-tiling stage visit exists, and why we recommend it for every bathroom refit.

Start with a written notice listing the defects and a reasonable period to fix them, using our report as the evidence. Under Article 818 of the UAE’s new Civil Transactions Law, an owner can then appoint another contractor at the original contractor’s expense if the warning is ignored. Your contract may change this, so get legal advice first.

No. We are independent of your contractor, and we do not refer contractors for commission. We also do not carry out repairs ourselves. Our only job is to inspect and report, which keeps every finding in the report honest. Your contractor fixes the snags, and we can come back to check the work.

Most Abu Dhabi inspections are scheduled within 24 to 72 hours of booking. We plan visits around the engineer’s route, so a day or two of notice is usually enough. If your contractor’s payment date is close, tell us when you book and we will do our best to fit the visit in before it.

No, you do not need to be there. Many owners arrange access through their contractor, building management or a key holder, especially if they are travelling or live outside Abu Dhabi. You receive the full photo report within 24 hours, and the engineer calls you afterwards to walk through the findings, so you miss nothing.
