Is Snagging Worth It for a Branded Luxury Property?
At half past four the sun came in low across the Palm, and the stone floor told us more than any torch could.
We were in a four bedroom apartment in a branded residence on Palm Jumeirah. It was a weekday in March. The owner lived overseas, so her property manager let our inspector Malik in and joined the walk.
Before we started, the property manager asked a fair question. The brand’s handover team had already been through the apartment. Was this really worth doing for a branded luxury property?
It is a question we hear often in luxury property snagging in Dubai. The honest answer is yes. And the reason is complexity, not suspicion.
The Short Answer
Yes. A branded luxury property usually has more systems, bespoke finishes and specialist trades than a standard home, so there are more places for small defects to hide. An independent snagging inspection records them before you accept the keys, while fixing them is still the developer’s job. For a villa it starts from AED 3,999 excl VAT.
Very large villas and penthouses are quoted on scope, with the fee confirmed in writing before the visit.

Why Luxury Homes Still Have Snags
More Systems, More Interfaces
A luxury home simply has more going on. Multi zone HVAC, smart home automation, motorised blinds, lifts, pools, water features and layered lighting scenes.
Every one of those systems meets another one somewhere. And at every meeting point, one trade’s work has to line up with another trade’s work.
On the Palm, that is exactly where Malik found the two most interesting items. A sliding glass panel stuck on its track. And one bedroom AC zone that the smart home panel did not control at all. Neither was a big problem. Both were interface problems.

Bespoke and Imported Finishes
Natural stone like marble and onyx has natural veins, but it also needs careful laying. Lippage between slabs, resin fill and sealing all need checking. Bespoke joinery needs aligned doors and working soft close hinges. Specialist wall finishes need an even surface.
Imported items may take longer to replace than standard ones. That is why it matters to catch them at handover, before the furniture arrives.
Large Glazing and Facades
Floor to ceiling glass looks beautiful, but it brings more to check. Sliding systems, seals, drainage channels in the tracks, and the falls on balconies and terraces.
In Dubai heat and humidity, poor seals can show up as condensation. Our thermal camera helps us spot air leakage and missing insulation patterns around glazing.
Many Specialist Subcontractors
High end projects usually bring in many specialist subcontractors. Stone, glazing, lifts, pools, AV and landscape teams may all work on the same home.
Workmanship naturally varies between crews, even under a top developer. That is not a criticism of anyone. It is simply how complex projects are built.
Handover Volume Across Dubai
Our engineering manager, Eng. Mohammed Nadeem Maldar, told Khaleej Times that 65,000 apartments and 12,500 villas are expected to enter the Dubai market before the end of 2026.
Handover teams are busy across the city. An independent second pair of eyes is simply sensible.
The Brand’s Checks and Yours
Brand and operator quality teams, and developer handover teams, do important work. They check units carefully before handover.
But they work for the seller side and to their own checklist. That is their job, and it is a fair one.
An independent snagging inspection works only for the buyer. We take no commissions from developers and we do not sell property. Prime sells the answer, never the work.
The two checks are not in competition. Together, they give you the best result: the brand’s own quality standard plus a buyer side record you keep.
Even major developers recommend professional inspections for villas and larger homes, because more systems mean more inspection points. Booking one is not an insult to the brand. It is good practice.
What We Check in a Luxury Home
Penthouses and Sky Homes
For penthouse snagging in Dubai, we focus on:
- Floor to ceiling glazing, sliding systems and seals
- Terraces, drains and falls
- Private pools or jacuzzis on terraces
- Multi zone AC and every control panel
- Lobby and entrance finishes inside the unit
- Fire protection devices inside the home
Villas With Lifts, Pools and Gardens
Luxury villa snagging in Dubai covers more ground, inside and out. In communities like Emirates Hills and Jumeirah Bay Island, we check:
- Home lift operation and finish. Lift safety certification is the installer’s and the authority’s job; we record visible and functional issues
- Pools, which can be covered in detail by a separate pool inspection
- Irrigation and landscape falls
- Boundary walls and external lighting
- Roof and parapet areas
- MEP rooms and plant areas
Large villas usually take longer than four hours on site. We plan the time with you when we confirm the scope.
Smart Home, AV and Automation
Home automation is one of the most common sources of small handover issues in luxury homes. We test what you will actually use. Every lighting scene, every AC zone, blinds, intercom, access control, and AC control from both the panel and the app.
We record anything that does not respond, so the installer can fix it. We check function, not software configuration.
Tools We Bring
- Thermal imaging cameras
- Moisture meters
- Borescopes
- Electrical testing equipment
- NDT tools

The Cost of Snagging vs What Is at Stake
Here are our starting prices, all excluding VAT:
- Three bedroom apartment: from AED 1,999
- Villa: from AED 3,999
- Large luxury villas and penthouses: quoted on scope, with the fee confirmed in writing before the visit
The common Dubai benchmark is roughly AED 1 per sq ft of built up area. You can see more detail on villa snagging cost in Dubai.
Now compare that with what is at stake. Before handover, the developer fixes defects at no extra cost to you. After move in, access becomes harder. Furniture, household staff and family routines all get in the way of a contractor replacing a stone slab or a glazing seal.
As Eng. Mohammed Nadeem Maldar says: “A detailed snagging report gives buyers the power to have problems fixed by the developer before they take the keys, at no extra cost to them.”
Protection does continue after handover. Under Dubai Law No. 6 of 2019, the developer is responsible for defective installations for one year and for structural defects for ten years. The 10 year structural period runs from the building completion certificate; commentary differs on when the 1 year period starts, so assume the earlier date.
Villa handover snagging starts from AED 3,999 excl VAT. Larger homes are quoted on scope before we visit, with no surprises on the day.

Practical Example: From Report to Reinspection
Back on the Palm, Malik went room by room through the 250+ point checklist. He used the thermal camera on the wet areas and the AC zones, and tested every smart home scene and every sliding glazing panel.
The findings were modest:
- A few marble tiles with uneven edges at one joint line, only visible in the low light
- A sliding glass panel that stuck on its track
- One bedroom AC zone the smart home panel did not control
- A gap in the silicone at a frameless shower screen
- A terrace drain that held a small pool of water after a test
None of it was dramatic. It was the kind of short list that is easy to fix before the sofas arrive and annoying to fix after.
The report reached the owner within 24 hours. She forwarded it to the developer’s handover team, who logged the items and booked their contractors.
A few weeks later, the property manager attended our reinspection after fixes, booked as a separate visit. The sliding panel and the AC zone were sorted.

Frequently Asked Questions
Do branded residences in Dubai have snags at handover?
Often, yes, and usually small ones. Branded homes use more specialist trades and systems, and each interface is a place for an item to be missed. Finding them at handover means the developer fixes them before you move in.
Is snagging worth it for a branded luxury property?
Yes. The fee is small next to the value of the home, and items like a stone slab, a glazing seal or a smart home zone are far easier to fix before furniture and staff are in place.
How much does snagging cost for a large villa in Dubai?
Our villa handover snagging starts from AED 3,999 excl VAT. Very large villas and penthouses are quoted on scope, and the fee is confirmed in writing before the visit. The common Dubai benchmark is roughly AED 1 per sq ft.
Does the brand or developer inspect the unit before handover?
Yes, handover teams check units, and that work matters. They work for the seller side and to their own checklist. An independent inspection works only for you and adds a second, buyer side record.
How long does snagging take for a big villa?
Most homes take 2 to 4 hours on site. Large villas with pools, lifts and big gardens can run longer, and we plan the time with you when we confirm the scope.
Can I snag my Palm Jumeirah villa from overseas?
Yes. Share the access documents, such as the NOC and access pass, and a property manager or family member can meet our engineer. The photo report reaches you within 24 hours.
Do you test smart home systems?
We test what a homeowner uses: lighting scenes, AC zones, blinds, intercom and access control. We record anything that does not respond so the installer can fix it. We do not reprogram the system.
Is the pool included in villa snagging?
We record visible pool and pool area items during villa snagging. For a detailed check of the pool, its equipment and leaks, book our pool inspection alongside it and we will quote both together.
