Find the Source Before Anyone Opens a Wall

Most water leak detection Abu Dhabi residents find online is sold by companies that also do the repair. That’s where the trouble starts. If the same firm finds the leak and quotes the fix, it’s hard to know whether the problem is as big as they say.

We work the other way round. As an independent water leakage detection company in Abu Dhabi, our only job is to locate the source, measure how far the moisture has spread and explain it in plain language. You then choose who fixes it. Your building maintenance team, your landlord’s contractor, the developer or anyone else.

Our engineers carry thermal imaging cameras, moisture meters and non-destructive testing (NDT) tools on every visit. We also take dew point readings, because in this climate a wet ceiling isn’t always a leak.

Owners, tenants, landlords and owners associations use our reports for the same reason. They need something clear and neutral to hand to the other side.

Not sure you need a visit yet? Send photos of the stain or the bill on WhatsApp and we’ll tell you honestly.

Leak Problems We Diagnose Across Abu Dhabi

These are the situations we’re called about most often, from towers on Al Reem to villas in Khalifa City.

A high TAQA water bill with no visible leak

A sudden jump on your TAQA Distribution bill (the utility that took over from ADDC and AADC) often points to water escaping after the meter. Concealed cisterns, a supply line inside a wall or a tank overflow on a villa roof are common culprits. We trace where the water is going, and the report gives you something concrete to show when you query the bill.

Water coming through the ceiling from the flat above

Stained false ceilings, tide marks around light fittings and dripping from AC grilles usually get blamed on the neighbour upstairs. Sometimes that’s right. Sometimes it’s a shared riser, a roof slab or a drain stack, which falls to the owners association to manage under Abu Dhabi Law No. 3 of 2015. Our job is to show which one it is, so the right party gets the call.

Bathroom and shower leaks behind the tiles

Loose grout, a failed shower tray seal or a waterproofing membrane that was never lapped properly under the tiles can wet a wall for months before anything shows. Swollen skirting, bubbling paint and a musty smell in the next room are the usual signs. We map the moisture from the outside first, so nobody breaks tiles on a guess.

Condensation that looks like a leak

Plenty of towers on Al Reem Island and Saadiyat run on district cooling (Tabreed operates plants serving parts of both). Chilled water pipes, fan coil units and poorly insulated AC ducts can sweat heavily in humid months. The ceiling stain looks exactly like a leak. We measure surface temperatures against the room’s dew point, so you know whether you need a plumber or an AC technician.

Villa roofs, terraces and parapets

Flat roofs and upper terraces on villas in MBZ City, Al Reef and Al Shamkha take a beating from heat, UV and the occasional heavy downpour. Cracked screed, blocked roof drains and tired membranes let water track down inside walls and show up a floor or two below. In our experience, Abu Dhabi shows more humidity related concerns, particularly around waterproofing and coastal exposure.

AC drain lines, drip trays and water tanks

A blocked condensate line or a cracked drip tray above a false ceiling can leak for weeks without anyone noticing. So can a roof or ground tank with a stuck float valve. We check these alongside the plumbing, because they’re easy to miss and cheap to prove.

Seeing any of these? Book a visit or send us a few photos first.

How We Trace a Leak, and What You Get in Writing

A stain is rarely directly under its source. Water runs along slabs, pipe sleeves and conduits, then drops out wherever it finds a gap. That’s why we start wide and narrow down.

Thermal imaging shows temperature differences where wet materials are cooler than dry ones. Moisture meters then confirm which areas are actually damp and how far it spreads. Dew point readings separate condensation from a true leak. Where the job calls for further testing, such as acoustic listening, tracer gas or isolating and pressure testing individual lines, we agree the method plan with you on scope before the visit, so there are no surprises on the day.

And we don’t open anything. If the evidence points to one spot behind a tile, we mark it and explain it. Whether to open it up is your call, with your contractor.

What the report contains

After it lands, the engineer calls you to walk through the findings. If you want the repair checked later, a re-inspection is booked as a separate visit (ask for the fee when you book).

Why Owners Choose an Independent Water Leakage Detection Company in Abu Dhabi

We have no repair revenue.

We don't do repairs, sell property or take commissions. So there's no reason for us to find a bigger problem than you actually have, and the report holds up when the other side reads it.

Engineers, not technicians.

Our inspectors are qualified engineers and InterNACHI-certified. They understand how slabs, membranes and building services behave, not just how to hold a camera.

Scale you can check.

Prime has completed 73,000+ inspections and protected more than AED 1 billion in property assets. We're RERA-approved in Dubai and registered with DLD and DED, and we cover Abu Dhabi as a licensed UAE company.

Evidence built for the next conversation.

Landlords, owners associations, developers, contractors and insurers all ask for the same thing: where is it, how bad is it, whose is it. Our report answers those three questions on page one.

Published prices.

You know the starting fee before you call. Honestly, that's rarer than it should be in this market.

Areas We Cover on the Island and the Mainland

We handle leak detection in Abu Dhabi from our Business Bay office in Dubai, with the same engineers and the same kit. There’s no separate Abu Dhabi branch, and we’d rather tell you that upfront.

On the island side, most of our leak calls come from high-rise apartments on Al Reem Island, Al Raha Beach, Saadiyat and Yas Island. Here the questions are usually vertical. Is it the flat above, the riser, or chilled water pipes sweating above the false ceiling?

Out on the mainland, the work shifts to villas and townhouses. Khalifa City, MBZ City, Al Reef, Al Ghadeer and the Al Shamkha communities (we regularly inspect in Al Reeman and at Yas Acres and Toledo by Bloom too) bring roof, terrace and wet room investigations. A published groundwater study of the Abu Dhabi metropolitan area lists parts of Khalifa City and East Musaffah among areas affected by rising groundwater and waterlogging, so we also check whether low-level damp is coming from outside rather than a pipe.

Masdar City rounds out the list. Newer building, same principle: measure first, then decide.

Somewhere else in the emirate? Ask us. We plan routes, so nearby jobs are often easy to add.

A Typical Abu Dhabi Case

A Yas Island villa owner we inspected for recently had a brown stain spreading across a ground floor ceiling. The first contractor wanted to lift the upstairs bathroom floor. Our thermal scan showed the damp started at the terrace edge, not the bathroom, and moisture readings followed it along the slab. The bathroom tiles stayed where they were. The owner took the report to a waterproofing contractor instead.

It’s a pattern we see a lot. And that’s the part most owners miss: the wettest-looking spot is often the end of the trail, not the start.

What Our Clients Say

Prime holds a 4.9 rating from 108 reviews on its public Google profile. Most of those reviews come from snagging and inspection jobs in Dubai, so we won’t pretend they’re all about leaks in Abu Dhabi.

The same themes come up again and again, though. Clients mention reports that are detailed and easy to follow, engineers who take time to explain findings (Farhan and Malik get named more than once) and visits that happen when promised. That’s the standard our Abu Dhabi leak inspections are held to.

Water Leak Detection FAQs: Abu Dhabi

Our leak inspections start at AED 799 for an apartment thermal and moisture survey, excluding VAT. A multi-method apartment investigation with confirmation testing starts at AED 1,499, villas and townhouses from AED 1,999, and multi-unit or common area investigations from AED 2,999. We confirm the fee before booking, based on property size and how many areas are affected.

No. We only detect, diagnose and document. We have no repair business and no repair revenue, which is exactly why owners, landlords and associations trust the findings. Your report tells you what needs fixing and who normally handles it, so you can get quotes from any contractor you choose and compare them against the same evidence.

Turn off every tap and water-using appliance, then note the meter reading. Wait an hour or two without using any water and read it again. If the number has moved, water is escaping somewhere after the meter. If you think the meter itself is wrong, TAQA Distribution can arrange for its team to check it. Tracing the leak inside your home is where we come in.

Yes, in most cases. We use thermal imaging, moisture meters, dew point readings and other non-destructive tools to narrow the source down from the surface. We never open walls or floors ourselves. If the evidence points to a specific spot behind tiles, we mark it clearly so your contractor opens only what’s needed, instead of lifting a whole bathroom.

It can be either, and they look almost identical. Many Abu Dhabi towers, especially on Al Reem and Saadiyat, use district cooling, and chilled water pipes can sweat in humid weather. We compare surface temperatures with the room’s dew point. If the surface is below dew point, it’s likely condensation and needs insulation work, not plumbing.

It depends on where the water starts. A leak from a neighbour’s bathroom is usually that owner’s to fix. Shared risers, roofs and other common parts are managed by the owners association under Abu Dhabi Law No. 3 of 2015. In a newer building, check your sale agreement too, as defects in the first year may go back to the developer.

Yes, many clients do. The report is independent evidence, not a government certificate, but it shows where the leak is, how far it spreads and what caused it. Tenants and landlords use it to settle who fixes what, and it can support a case at the Rental Dispute Settlement Committees. Insurers often want proof of the source first, though cover varies by policy.

Most Abu Dhabi visits are scheduled within 24 to 72 hours, planned around our engineer’s route, so a day or two of notice usually works. You don’t need to be present. Your agent, key holder or building management can give us access, and the engineer will call you afterwards to go through the report.
