Independent Inspections for Towers, Villa Communities and Owners Associations

A whole-building inspection is an independent survey of a building’s structure, envelope, common areas and shared services, written up so owners can plan repairs and budgets. That is the job we do as a building inspection company in Abu Dhabi.

It covers what no single unit owner can see. The roof. The facade joints. The basement car park, the plant rooms, the lobbies, the corridors and the risers that every service charge in the building pays for.

We should be clear about one thing early. This is a property building inspection in Abu Dhabi, for homes and the buildings people live and work in. We don’t test pipelines, cranes or offshore steel (the search results are full of firms that do).

Our engineers bring the same kit they use on every job: thermal imaging cameras, moisture meters and non-destructive testing tools. So a damp patch in a car park ceiling gets traced to its source, and a hairline crack in a podium gets judged for what it is rather than guessed at.

Own a single villa rather than a whole building? A home building inspection before you buy is really our pre-purchase property inspection in Abu Dhabi, and that page will suit you better.

Send us the building name and community, and we will come back with a scope.

Who We Work With

Who Calls Us for a Building Inspection in Abu Dhabi

Most enquiries come from people who have to answer to someone else. A committee, a board, an investment partner.

Owners association committees that manage the common areas and need independent evidence before a service charge vote or a large facade or waterproofing spend.

Property and facility managers who want an outside check on the building, separate from the maintenance contract they run.

Investors buying a whole building or a block of units, who need to know what the plant, roof and facade will cost them over the next few years.

Developers taking handover from the main contractor, before they accept the building and start handing units to buyers.

Owners of older buildings and investment villas who expect to go through Abu Dhabi’s occupancy certificate process and want to find defects first.

That last group has grown this year. More on why below.

What We Find in Abu Dhabi Buildings

In our experience, Abu Dhabi buildings show more humidity-related problems than Dubai ones, particularly around waterproofing and coastal exposure. Salt air, summer humidity and big day-night temperature swings are hard on joints, membranes and concrete. Here is where that shows up.

Facade sealant and cladding joints on coastal towers

Many towers on Al Reem Island, Al Raha Beach and along the Corniche are now well over a decade old. Sealant around glazing and cladding panels hardens, cracks and lets water track inside, often showing up floors away from where it entered. We check joints from the roof, balconies and accessible levels, and use zoom photography and thermal imaging to spot wet areas behind finishes.

Roof and podium waterproofing

Ponding water, blistered membranes and failed upstands around plant bases are common on flat roofs and podium decks. The damage usually shows up below, in a gym ceiling or a lobby. We trace the moisture back to the roof level before anyone starts breaking tiles.

Car park and basement concrete

Spalling concrete, rust staining and exposed rebar in car park soffits are early warnings, not just cosmetic marks. Water ingress through basement walls and expansion joints speeds it up. We record each area by level and zone and grade how urgent it is, so the committee can separate “fix this year” from “watch this”.

Plant rooms and chilled water systems

Chilled water pipework in Abu Dhabi sweats. Where insulation has split or vapour barriers have failed, condensation drips, corrodes brackets and stains ceilings below. We look at plant rooms, pump rooms, water tanks and the district cooling energy transfer room (visual condition and signs of leakage), then flag what needs a specialist contractor to test.

Common area services and fire system condition

Corridors, risers, lift lobbies and stairwells get a visual check for defects, damage and water ingress, including the visible condition of fire doors and firefighting equipment. And that’s the part most owners miss: this is a condition check, not a Civil Defence test or certification. We tell you what looks wrong so the right contractor can test it.

New buildings before the developer accepts them

For a new tower or community, we inspect common areas, roofs, plant and a sample of units before the developer takes the building from the main contractor. Defects found at this stage are the contractor’s to fix. Found a year later, they turn into an argument.

Seeing one of these in your building? Send us photos on WhatsApp and we will tell you what a survey should cover.

Occupancy Certificates, Owners Associations and Where Our Report Fits

Abu Dhabi’s rules put real responsibility on building owners. Here is the short version, and exactly where we fit.

The occupancy certificate programme. The Department of Municipalities and Transport launched its Building Occupancy and Legalisation Certificate Programme under Administrative Decision No. 1 of 2024. Many existing commercial, residential and mixed-use buildings now need a valid occupancy certificate. The application deadline was extended to 30 November 2026, and fines of up to AED 1 million have been reported for non-compliance. The checks cover structural stability, fire safety, gas, water and plumbing, and air conditioning and ventilation.

Which buildings are covered depends on type and age, and some, such as privately owned residential villas, are exempt. Check your building’s status on TAMM or through the DMT announcement.

To be plain: we do not issue occupancy certificates and we are not the classified consultant the process requires. What we do is find the defects before the formal assessment does, so you fix them on your timeline.

Owners associations. Under Abu Dhabi Law No. 3 of 2015, owners associations have legal personality and manage the common areas that service charges pay for. An independent condition report gives the committee evidence for its maintenance budget.

Developer liability. The same law gives a one-year defects liability period after handover and 10 years of developer liability for serious structural defects. Your purchase contract may add detail, so check it. Either way, those windows only help if defects are recorded while they are open.

One more point. TAMM’s Technical Site Inspection is the municipality’s own check on permitted construction work. Our inspection is a private, independent survey for owners and buyers, and it doesn’t replace any government inspection.

What Your Committee Gets in the Report

Delivery time for a whole building is agreed in writing with your scope (single units are 24 hours). After it lands, the engineer who led the survey walks your committee or management team through the findings on a call. See how detailed our inspection reports are.

Why Choose Prime as Your Building Inspection Company in Abu Dhabi

Independent of your FM contract.

Your facility management company maintains the building. We check the building, including that work, and we don't bid for repairs, sell property or take developer commissions. So there is nothing to gain from making a problem look bigger or smaller than it is.

Engineers, not technicians.

Our inspectors are qualified engineers and InterNACHI-certified. They know the difference between a shrinkage crack and a structural one, and they write it down in words a committee can use.

A real track record.

More than 73,000 inspections completed and over AED 1 billion in property assets protected across the UAE.

A fee that stays put.

Our building inspection services in Abu Dhabi start from AED 4,999. The scope and fee are confirmed in writing before any visit, and the approved figure does not change after the survey.

Straight about who we are.

We are RERA-approved in Dubai and registered with DLD and DED. Our office is in Business Bay, Dubai, and our engineers travel to Abu Dhabi for every job. We don't pretend otherwise.

Building Inspection Cost in Abu Dhabi

So what does a building inspection company in Abu Dhabi charge? With us, whole-building inspections start from AED 4,999, excluding VAT. Abu Dhabi uses the same pricing as Dubai.

What moves the figure is the building itself: number of floors and units sampled, how many plant rooms, how the roof and facade can be reached, and whether you want drawings reviewed. We price it once, in writing, and that is the fee.

For a full breakdown of what drives the number, read our guide to complete building inspection cost.

Areas We Cover in and Around Abu Dhabi

On the island, most of our building work sits in the coastal towers of Al Reem Island, around Marina Square and the Shams and Tamouh areas, and along the Corniche. These are the buildings where salt air and age have had the longest run at facades and podiums.

Off the island, Al Raha Beach has a mix of mid-rise podium blocks and towers along the canal, while Yas Island and Saadiyat Island have newer communities where handover defects still matter more than wear.

Further out on the mainland, we regularly inspect in Yas Acres, Al Shamkha (including Al Reeman) and Toledo by Bloom, and we cover Masdar City, Khalifa City, Al Reef and Al Ghadeer. Villa communities there raise different questions: shared boundary walls, community pools, clubhouses and landscaping drainage.

Visits are planned into our engineers’ Abu Dhabi route. For single units, a day or two of notice is usually enough; whole-building dates are set in your scope. Al Ain and the wider emirate are covered by arrangement.

What Our Clients Say

We hold a 4.9 rating from 108 reviews on our public Google profile. To be honest about it, most of those reviews come from Dubai homeowners after snagging and handover jobs, not from Abu Dhabi committees.

The themes still carry over. Reviewers most often mention how detailed the report was and how clearly the engineer explained it afterwards, with inspectors Farhan and Malik named more than once. That is the same team and the same report format your building gets.

Building Inspection FAQs for Abu Dhabi

A whole-building inspection with Prime starts from AED 4,999, excluding VAT. The final figure depends on the number of floors, units sampled, plant rooms and how the roof and facade can be reached. We confirm the scope and fee in writing before any visit, and the approved amount does not change after the survey.

It covers the parts of a building that every owner shares. That means the roof and podium waterproofing, facade joints, car parks and basements, plant rooms, water tanks, corridors, lobbies and the visible condition of services, plus a sample of units if agreed. Each defect is photographed, located, rated for severity and given a recommendation.

No. Occupancy certificates are issued by the municipality through TAMM, and the process needs a classified consultant, which we are not. Our independent inspection helps you find structural, water and services defects beforehand, so you can fix them before the formal assessment. Check with DMT or TAMM whether your building is covered and by when.

Yes. We have no maintenance contract with your building, we don’t carry out repairs and we don’t quote for them. That separation is the point. Your committee gets a report on the building’s condition, including the FM company’s work, from someone with no reason to shade the findings either way.

Yes, and it is the best time to do it. We inspect common areas, roofs, plant and a sample of units before the developer accepts the building. Defects recorded at this stage sit with the main contractor, rather than becoming a dispute during the one-year defects liability period after handover.

Drone imagery is possible on some buildings, but flights in Abu Dhabi need GCAA and local approvals, and many sites sit in restricted zones. Where approval is realistic, we discuss it in your scope. Otherwise we inspect facades from the roof, balconies and accessible levels, using zoom photography and thermal imaging.

It depends on size. A small residential block may take a single day on site, while a large tower with several plant rooms and a deep car park can take longer. The survey days and the report delivery date are both written into your proposal, so the committee knows the timeline before approving.

Share whatever you have: drawings, O&M manuals, recent FM or maintenance reports, and a list of known complaints from residents. Arrange access to the roof, plant rooms, car parks and any units we are sampling. Your FM team or security usually handles keys and escorts on the day.
