Know What You're Buying Before the Deposit Goes Down

A viewing lasts fifteen minutes. The lights are on, the AC is running, and someone has just wiped the bathroom. That’s the version of the home you’re about to put a 10% deposit on.

A pre purchase property inspection in Abu Dhabi is an independent check of a resale home’s condition, done before you commit. Our engineer walks every room, tests the AC, plumbing, electrics and wet areas, and scans walls and ceilings for moisture you can’t see with your eyes.

What you get back is a written report. Every defect has a photo, its exact location, a plain-language description, a severity rating and what we recommend. You can take it to the seller, use it to agree repairs before transfer, or renegotiate the price.

Some buyers ask if the bank valuation covers this. It doesn’t. A valuer confirms the property is worth the loan. Nobody at the bank is opening the AC fan coil cupboard or checking the shower tray for leaks.

So whether it’s a studio in an older island tower or a five-bedroom villa, a pre purchase home inspection in Abu Dhabi gives you facts to act on while you still have the leverage to act. If you already bought in Dubai, it’s the same service as our resale property inspection in Dubai, just built around how Abu Dhabi resales actually run.

Send us the listing on WhatsApp and we’ll confirm the fee and a slot.

The Abu Dhabi Resale Sequence

Where the Inspection Fits in an Abu Dhabi Resale

Timing matters more than most buyers realise. Here’s the usual flow for a ready (secondary market) property in the capital:

1. Offer agreed.

Price is settled with the seller, normally through a broker.

2. MOU signed, deposit paid.

Buyer and seller sign a memorandum of understanding, and a deposit (commonly 10%) is paid or held.

3. Clearances.

The seller gets a no-objection certificate from the master developer, such as Aldar or Bloom, confirming service charges are cleared. Mortgage buyers get the bank valuation and final approval.

4. Transfer.

Ownership moves on DARI, the Abu Dhabi Real Estate Centre’s official platform, and a new title deed is issued. The registration fee is 2% of the value (versus 4% in Dubai).

The best time to book a property inspection before buying in Abu Dhabi is between steps 1 and 2. Once the deposit is paid, walking away can cost you, and your leverage on repairs drops.

Can’t make that window? Ask your agent to write an inspection period into the MOU, with a clause on what happens if serious defects turn up. We usually need only 24 to 72 hours’ notice in Abu Dhabi, so the inspection rarely slows the deal.

What We Find in Abu Dhabi Resale Homes

Across our Abu Dhabi visits, the pattern we see most is moisture. Humidity-related problems come up more often here than in Dubai, particularly around waterproofing and on buildings exposed to the coast. That shapes where our engineers spend their time.

AC and chilled water problems

Many towers on Al Reem Island and Al Raha Beach run on district cooling, with fan coil units inside each apartment. We check airflow and temperature at each outlet, look for stained or blocked drain pans, and scan the ceiling around the unit. We looked at an Al Reem apartment recently where the air was blowing cold at the viewing, but the ceiling next to the fan coil was already holding moisture. That’s a problem the next owner pays for.

Hidden leaks and failed waterproofing

Bathrooms, kitchens and balconies are where resale homes quietly leak. Worn grout, cracked silicone and tired shower trays let water into the slab. Thermal imaging and moisture meter readings show the damp spreading behind tiles and into the next room, long before paint starts to bubble. If we find active leakage, our water leak detection in Abu Dhabi can trace the source in more depth.

Humidity, condensation and mould

Closed-up units, especially ones empty over summer, collect condensation behind wardrobes, around window frames and inside AC cupboards. We note musty smells, black spotting and damp readings, and tell you whether it looks like a ventilation habit or a building defect. Those are two very different conversations with a seller.

Coastal corrosion on balconies and outdoor units

Salt air is hard on metal. On waterfront buildings we check balcony railings and fixings, window and door frames, outdoor AC units on villas, and any exposed pipework for rust and pitting. Surface rust is cosmetic. Corroded fixings on a railing are a safety item, and the report says so.

Electrical faults and old alterations

We test sockets, check the distribution board, confirm the earth leakage protection trips, and look for extra circuits a previous owner or tenant added. Scorched sockets and overloaded boards show up more than you’d think in rented homes.

Villa extensions, water heaters and the NOC question

In villa and townhouse resales, the house inspection before buying in Abu Dhabi often turns up covered backyards, converted maids’ rooms or extra bathrooms. We flag work that looks added after handover so you can ask whether the master developer approved it. We also check water heaters, pressure relief valves and pumps (the water heater is the one item almost every buyer forgets). For the full story of a real mainland community, read our resale home inspection in Al Reeman.

What's in Your Pre Purchase Property Report

The report lands in your inbox within 24 hours of the visit. Then the engineer who did the inspection calls you and walks through it, because a PDF alone doesn’t tell you which three items actually matter for your negotiation. You can see how detailed our reports are before you book.

Why Abu Dhabi Buyers Choose Prime Inspections

Engineers do the inspection, not technicians

Our inspectors are qualified engineers and InterNACHI-certified. That matters when the question isn't "is there a crack?" but "is this crack something to worry about?" You get a judgement, not just a list.

Independent of the seller and the agent

We don't sell property. We take no commission from developers or brokers, and we don't do repairs. Put simply, the only thing we're paid for is telling you what's there. The agent may recommend someone. You're free to choose who works for you.

The same tools on every job

Thermal imaging, moisture meters and non-destructive testing tools come on every visit, including studios. Given how much of what we find in Abu Dhabi is hidden moisture, this is not an optional extra.

A report you can use within a day

Photos, locations, severity ratings and recommendations, delivered within 24 hours, followed by a call with your engineer. Quick enough to fit inside a normal MOU timeline.

A track record across all seven emirates

We've completed more than 73,000 inspections and helped protect over AED 1 billion in property. The team, equipment and report format you get in Abu Dhabi are the same ones we use in Dubai. We're RERA-approved in Dubai and registered as a UAE company, with our office in Business Bay.

Areas We Cover in and Around Abu Dhabi

On the island, most resale enquiries we get are for apartments. Al Reem Island and Al Raha Beach have towers from the early 2010s that are now well into their second or third owner. That’s where a pre purchase apartment inspection in Abu Dhabi earns its fee, because a decade of tenants and coastal humidity leaves its mark on AC systems, wet areas and balconies. Saadiyat Island is a different buyer and a different building stock, with higher-end apartments and beachfront villas where finishes, pools and outdoor metalwork need close attention.

Yas Island is a mix. Yas Acres and West Yas are villa and townhouse communities where we check gardens, drainage, outdoor AC units and any additions since handover. Masdar City brings its own low-rise apartment blocks.

On the mainland, we regularly inspect in Al Shamkha, including Al Reeman, and in Al Reef, one of the older villa communities out near the airport. We also cover Al Ghadeer near the border with Dubai, and Khalifa City, where buyers often look at larger villas with years of owner changes behind them.

Not on this list? We cover the whole emirate from our Dubai team. Read how we cover Abu Dhabi for scheduling details, or message us your community.

What Our Customers Say

We’re rated 4.9 on Google from 108 reviews. To be straight with you, most of those reviews come from Dubai handover and snagging jobs, because that’s where we started. They’re still a fair picture of how we work, and you’ll see customers mention their inspector by name (Farhan and Malik come up often).

As our Abu Dhabi work grows, so will the reviews from the capital. Read them on our Google profile before you book, and judge for yourself.

Pre Purchase Property Inspection FAQs

Prices start from AED 1,199 for a studio or one-bedroom apartment, excluding VAT. A 2 bedroom is from AED 1,699, a 3 bedroom from AED 2,299, a townhouse from AED 2,999 and a villa from AED 4,299. The fee depends on size and type, not location, so Abu Dhabi costs the same as Dubai.

Book it after the price is agreed and before you sign the MOU and pay the deposit. That’s when you have the most leverage to ask for repairs or a lower price. If the MOU comes first, ask for an inspection period to be written into it. We usually need 24 to 72 hours’ notice.

No, a home inspection before buying in Abu Dhabi is not a legal requirement for resale transfers. It’s a buyer’s choice. The bank valuation and the master developer’s NOC don’t check the home’s condition, so without an inspection, nobody on your side of the deal has tested the AC, plumbing, electrics or waterproofing.

No. A bank valuation confirms the property is worth the mortgage amount, based mainly on location, size and recent sales. The valuer doesn’t test systems or look for hidden leaks. Our inspection is about condition: what’s broken, what’s likely to fail, and what repairs will cost you time and money after transfer.

Yes. Many resale units on Al Reem Island and Al Raha Beach are sold with tenants in place. The agent arranges access and gives the tenant notice, and we work around furniture and occupied rooms. Remember the lease registered on Tawtheeq usually carries on after the sale, so check its end date too.

Not automatically. In a resale, repairs are something you negotiate, using our report as evidence. You can ask for fixes before transfer, a price reduction, or both, and write the agreement into the MOU. UAE civil law offers some protection for hidden defects, but it’s time-limited, so take legal advice for anything major.

Time on site depends on size, so an apartment is quicker than a large villa, and we confirm the timing when you book. The written report, with photos and severity ratings, reaches you within 24 hours of the visit. Your engineer then calls to walk you through the findings and answer questions.

Yes. We inspect apartments, villas and townhouses across the whole emirate, from Al Reem Island to Al Shamkha, with the same engineers and equipment we use in Dubai. Visits are planned around our engineers’ routes, and a day or two of notice is usually enough. You don’t need to be present.
