Eleven o’clock, confirmed with building management before our inspector left the ground floor. The owner asked why a lift slot mattered on a two bedroom. It mattered because without it the ladder and the tools never get above the podium, and every ceiling access panel in the unit stays shut. We got the slot. The panels came off. The FCU tray and the chilled water connections were checked properly instead of being looked at from the floor.

On a handover unit the developer still carries a warranty, so we are documenting defects that someone else is obliged to fix. Studio and one bedroom apartment snagging

The unit is small, but the mechanical and electrical work behind the walls is not proportionally smaller, which is why the band has a floor price rather than a sliding scale.

Two bedroom apartment snagging

The usual ceiling is around 1,400 sqft. Two bedrooms means a second wet area, usually a second FCU zone, and more balcony. That is the real jump, not the extra bedroom itself.

Three bedroom apartment snagging

The ceiling here is around 2,200 sqft. Above that the bedroom count stops being useful. A large three bedroom over 2,200 sqft, a duplex or a penthouse gets quoted on built up area, because it may have two floors, two boards and its own terrace, and it starts behaving more like villa snagging cost in Dubai than apartment pricing.

One honest note on the cheapest end. An apartment quoted under AED 800 is usually a visual finish check carried out by one person. That has value if finishes are all you want checked. The Apartment Checks That Take the Time

On an apartment the time goes into four things, and three of them are above your head or on the balcony.

Balcony drainage

Water gets poured at the balcony outlet and watched at the threshold. We check the fall of the balcony screed, whether the outlet actually takes water away or ponds it, and the seal at the sliding door track. Balcony drainage that runs the wrong way is one of the few handover defects that turns into an internal water problem within a single Dubai rain season.

Chilled water and FCU access

The ceiling access panel has to come off. Behind it sits the FCU, the condensate tray, the drain and its fall, and the chilled water valve and connections. A panel that has been screwed shut, tiled over or painted in by the fit out team is itself a snag, because you will need that panel every year for the rest of your ownership.

This is what those forty minutes of lift access bought at Creek Harbour. Panels off in both bedrooms and the corridor, trays checked for standing water, condensate drain fall confirmed, chilled water connections looked at while they were still accessible. Then the balcony test at the threshold. None of it is visible from the middle of a living room.

Glazing and doors

A tower unit is a sealed box, so frames, gaskets, glazing beads, door closers and the entrance door seal matter more here than in a villa. On high floors we also check that windows and balcony doors operate correctly under wind pressure, not just when the tower is still.

Pressure is taken at the furthest outlet from the riser, not at the nearest tap. High floors and long horizontal runs are where a pressure problem shows up first, and it is much easier to raise before you sign than after.

What an Apartment Snag Cannot Cover

Half of what you can see from your front door is not yours to snag.

Inside your unit is yours. Finishes, joinery, sanitaryware, the FCU serving your unit, your distribution board, your balcony, your glazing and your side of the entrance door all belong to you and all go on your snag list.

Common property does not belong to you, and that includes:

corridors, lobbies and the common areas on your floor risers, shafts and the services inside them the facade and cladding the roof and any roof plant the chiller plant and building pumps the car park, the lifts and the building fire systems

Those sit with the Owners Association and the managers it appoints, so a defect there is reported to building management, not logged as a snag against your unit. It is not a technicality. Sending a corridor defect to your developer as part of your unit snag list usually means it disappears into the wrong queue and nobody fixes it.

We still photograph and note anything visible at your door, so you have something dated and documented to send to the right people. And if the problem is building wide, ceilings in several units, water tracking down a shaft, a facade issue, that needs a building level inspection rather than a unit snag. We handle those separately, including pre certification readiness inspections for buildings preparing for the Dubai Municipality regime. The certificate itself must come from a Dubai Municipality licensed engineering office, so nobody should tell you an inspection company can issue it.

Tower Access, Service Lifts and the Booking Slot

In most Dubai towers the inspector cannot simply walk in with a ladder.

Buildings run access rules for contractors and inspectors. That usually means a booked service lift slot and an access pass, arranged through building management or the developer’s handover desk. Passenger lifts will not take a ladder, and security in most Business Bay, Marina and Creek Harbour towers will stop it at the barrier.

Handover week is when this matters most, because every unit on your floor is moving at once and slots fill days ahead. The slot decides whether the ladder gets upstairs, and the ladder decides whether the ceiling panels come off. That is why booking three days early is worth more than a hundred dirhams saved on the fee.

VAT and What You Actually Pay

VAT in the UAE is 5 percent, and it applies to inspection services.

On our prices that works out simply. AED 999 plus 5 percent is AED 1,048.95. AED 1,499 plus 5 percent is AED 1,573.95.

We issue a tax invoice carrying our TRN. If you are an investor, that matters, because your accountant will want the TRN on a documented expense against the property. If a quote you are comparing does not state whether VAT is included, ask before booking rather than after the invoice arrives.

Extras, Re-inspection and the Month 11 Visit

Two things get added after the first visit, and one of them is worth planning for eleven months ahead.

On an apartment it earns its place mainly on chilled water pipe runs and around wet walls, where a slow leak has nowhere visible to show itself. The re-inspection. After the developer completes repairs, some firms include a free second visit. Others do not. Via the HomeItBetter comparison, PropertyCheck is listed at AED 1,050 and Land Sterling at a 30 percent discount. We book it as a separate visit with the fee confirmed at the time of booking.

The month 11 visit. Under Dubai Law No. 6 of 2019, Article 40, the one year liability covering mechanical, electrical and plumbing work runs from unit handover, while the ten year structural liability runs from the building completion certificate. Legal commentary differs on exactly when that one year period starts, so plan around the earlier date. Federal Decree-Law No. 25 of 2025 renumbers the decennial liability provisions from 1 June 2026, which is a renumbering rather than a change to your rights. A visit at around month eleven catches what a full Dubai summer has revealed, and it is a separate booking at a separate fee.

That corridor is common property, so it belongs to the Owners Association, not to his unit. What we did instead was photograph it, date it, and give him the building management contact to send it to, because a defect sent to the right desk gets fixed and a defect sent to the wrong one gets filed.
