How Much Does Property Snagging Cost in Dubai (AED)
During one handover week in a Business Bay tower we inspected a two bedroom unit, and two neighbours on the same floor had booked two other snagging firms for the same day. Same layout, same finishes, same handover batch. Our inspector started at nine in the morning. From the corridor he watched both of the other visits pack up and leave well inside an hour. He was still working at half past twelve.
Nobody behaved badly that morning. But ninety minutes of one person’s time and three hours of a certified inspector’s time were both being sold under the same word.
That is the honest starting point for any question about property snagging cost in Dubai. Prices run from roughly AED 700 to AED 5,000 and above, and the gap is not greed. It is scope. Below we publish what the rest of the market charges, what we charge, and why those two numbers are not the same.
What Property Snagging Costs in Dubai Right Now

That is a 3.5 times spread on one job in one city. No other trade in Dubai tolerates that kind of gap without an explanation, and almost nobody in this industry offers one.

Resale pre purchase inspection sits higher, from AED 1,199 to AED 4,299, and there is a simple reason for that. On a handover unit the developer still carries a warranty, so the job is to document defects while someone else is obliged to fix them. On a resale unit nobody is obliged to fix anything, so the condition assessment has to go deeper and take longer.

Why the Same Inspection Is Quoted at AED 700 and AED 2,500
The word snagging is doing a lot of work in those quotes, because it covers three different jobs. Four things move the price, and only one of them is the size of your property.
Scope. A visual finish check and a full inspection with MEP function testing are not the same product. Inspector count. One person on site, or two working different systems in parallel. Thermal imaging. Included by some firms, charged as an add on by others. The second visit. Free at some firms, a separate fee at others.
Scope
At the bottom of the market you are usually buying a visual finish snag. Paint, tiles, doors, sealant, visible marks. That has value, and for a small studio it may be all you want. A full snag adds mechanical, electrical and plumbing function testing. Sockets tested rather than counted. Water heater run. AC delta T measured rather than assumed working because cold air comes out.
Inspector count
An hour of one person’s time and three hours of an engineer’s time cannot cost the same. Back at that Business Bay tower, the extra hours in our unit bought four specific things. The FCU access panel opened. The distribution board opened and circuit protection checked. Wet areas water tested rather than looked at. Hollow tiles tapped room by room, floor and wall, in every space.
Thermal imaging
Handover Heroes and Zia Property Snagging include thermal imaging in their standard fee. Expert Property Snagging prices it separately from AED 400. Neither approach is wrong, but if one quote includes it and the other does not, you are not comparing two prices for one job.
The second visit
This is the quietest line item in the whole market. Several firms include a free re-inspection after the developer’s repairs. Via the HomeItBetter comparison, PropertyCheck charges AED 1,050 for it, Land Sterling gives a 30 percent discount and RAMI gives 50 percent. A cheap first visit with a full price second visit can end up costing more than a single higher quote.
VAT on Snagging in Dubai
VAT in the UAE is 5 percent, and it applies to inspection services. So the snagging cost with VAT in Dubai is always a little above the headline figure you were quoted.
On our entry price the arithmetic is simple. AED 999 plus 5 percent is AED 1,048.95.
We issue a tax invoice with our TRN on it. That matters more than it sounds if you are an investor, because the inspection fee on an income producing property is a documented expense and your accountant will want the TRN on the paperwork. If a quote you are holding does not say whether VAT is included, ask before you book. It is the single most common reason a final invoice surprises someone.
Cost by Property Type
Property type moves the price more than anything else, because type is a proxy for how many systems the inspector has to test.
Apartments
Across the Dubai market, apartment snagging runs from about AED 700 to AED 3,500 depending on bedrooms and built up area. Our apartment pricing starts from AED 999 excluding VAT. An apartment is a contained job. One AC system, one distribution board, wet areas stacked close together, no external envelope of your own to worry about. That is why it sits at the bottom of every price ladder in this market, including ours.
Townhouses
Market pricing for townhouses runs from about AED 2,000 to AED 4,000. We start from AED 2,799 excluding VAT. The jump from an apartment is not really about floor area. A townhouse brings a private roof or terrace, its own external walls and drainage, a staircase, often a small garden and boundary wall, and two or three floors of finishes to walk. More surfaces, more edges, more water paths.
Villas
Villa snagging in Dubai is quoted anywhere from about AED 3,000 to AED 8,000 and above. We start from AED 3,999 excluding VAT. The reason villas cost more is plant, not floor area alone. Multiple AC units, a larger distribution board, sometimes a pump room, irrigation, a pool, external lighting circuits and a full roof. Does Built Up Area Change the Price
Built up area matters, but a single rate per square foot does not survive contact with a real job sheet.
HomeItBetter and RedHorizon both publish roughly AED 1 per sqft of BUA plus VAT, and their figures are at least internally consistent with their own totals. Handover Heroes publishes AED 0.50 to 1.50 per sqft, which puts a 700 sqft studio at AED 350 to AED 1,050, below the firm’s own stated AED 1,500 floor.
Here is why any flat rate eventually breaks. A large part of an inspection is fixed cost. Getting to the community, access coordination with the developer’s handover team, setting up equipment, and then two to three hours of report writing afterwards with photographs, locations and descriptions. Those hours barely change between a 700 sqft studio and a 1,200 sqft two bedroom. So the effective rate per square foot has to fall as built up area rises, and it has to sit on top of a minimum call out fee at the small end.
We do not publish a per square foot rate, because we do not price that way and we would rather say so than invent one.

The Costs Nobody Publishes
The quoted fee is rarely the whole picture, so here is every extra that exists in this market.

The access row is worth reading twice. A unit with no DEWA connection cannot have its water heater run, its sockets tested or its drainage checked. That is a wasted visit for you and for us, and it is the one avoidable cost in this whole table.

A snagging fee buys inspector time, equipment and a report a developer will act on.

The part that is hardest to put a number on is independence. Your developer’s internal quality check is not independent of your developer. Ours is. We sell the answer, never the work, which is why you will not find a repair price anywhere on this page.

When You Book Changes What You Pay
Book the inspection before you sign the handover acceptance, not after. Your signature is the lever, not the law, because snagging is not mandatory in Dubai.
Under Dubai Law No. 6 of 2019, Article 40, the one year liability for mechanical, electrical and plumbing work runs from unit handover, and the ten year structural liability runs from the building completion certificate. Legal commentary differs on exactly when that one year period starts, so plan around the earlier date rather than the later one. Federal Decree-Law No. 25 of 2025 renumbers the decennial liability provisions from 1 June 2026, but that is a renumbering, not a change in your rights.
There is a second sensible spend at around month eleven, before the one year period closes. That is a separate visit and a separate fee, and it catches the defects that only appear after a full Dubai summer.
One thing to avoid. Do not withhold your final instalment as leverage. Article 11 of Law No. 13 of 2008 governs what happens when a buyer defaults, and at 80 percent or more completion a developer can retain a substantial share of what you have paid or move to a Dubai Land Department auction. Snag hard, sign carefully, but pay on time.

Who pays for snagging, the buyer or the developer? The buyer pays. That is the point. The developer’s own quality check is carried out by the developer, so it cannot be independent of the developer. Your inspection is the only one working purely for you.
