On apartments the market disagrees by a factor of about three. On villas it disagrees by a factor of five, and the same firm can appear twice with two different answers. The wider the spread, the more the word villa is hiding rather than describing.

A villa is not a larger apartment. It is an apartment with its own plant, its own roof and its own grounds attached to it. That single sentence is the whole cost difference, and here is what sits inside it.

An apartment has one board and one indoor system. A two storey five bedroom villa often has two or three boards and four or five condensers, each one a separate check with its own drainage and its own clearances.

Our Engineering Manager, Mohammed Nadeem Maldar, puts most of the villa risk here. A membrane that has been dressed short at a parapet upstand or a rainwater outlet that sits proud of the falls will not show anything at handover. It shows in the second or third year, in a bedroom ceiling, usually after the one year period has closed.
External and grounds

External ground level is the one people never think about. If the finished landscaping sits above the threshold line, the first heavy rain finds its way inside, and that is a levels problem, not a door problem.

Those extra checks are not a longer walk through, they are roughly three more hours before anyone opens a bedroom door.
Add the anatomy up on a typical five bedroom two storey villa with a pool and it lands at close to three hours of work that simply does not exist in a tower unit. Back at that Dubai Hills villa, the first forty minutes bought four things. The booster pump run and its delivery pressure taken. The water tank hatch opened and the overflow checked. The pool filter and dosing set looked at while they were still commissioning fresh. And the roof walked, membrane terminations photographed at every parapet upstand. None of those items are visible from a living room.
One honest word about cheap villa quotes. A villa priced under AED 2,000 is usually being priced as a large apartment, which is not always wrong for a small three bedroom without a pool. Before you accept it, ask what the quote says about the plant room, the water tank, the pool equipment and the roof. If the answer is vague on all four, you have an apartment inspection with a villa address on it.

Bedroom count is a rough guide, built up area is better, and four specific features move a villa into the next band.
3 to 4 bedroom villas
Typically under 3,500 sqft built up area. Market pricing runs about AED 2,500 to AED 4,000. Land Sterling publishes AED 2,500 to 4,000 for a 3 to 6 bed house. Many properties in this band are single storey or have no pool, which is exactly why they sit closest to townhouse pricing.
5 bedroom and above
Usually 3,500 to 6,000 sqft. Market pricing runs about AED 3,000 to AED 5,000, and Expert Property Snagging prices this band at AED 3,500 in Dubai. This is where the second storey, the plant room and the pool usually arrive together, and where the inspection stops resembling an apartment job.
Large and luxury villas
Over 6,000 sqft. Market pricing runs about AED 5,000 to AED 8,000 or more, and Expert Property Snagging prices from AED 5,000. At this size there is often a third storey, a separate services block, more than one pool plant and long buried service runs across the plot.
Four things move a villa up a band:
A pool, because pool plant is a small mechanical system of its own. A second or third storey, because every vertical service repeats per floor. A separate plant or pump room, because it turns into a standalone mechanical check. A detached maid or driver block, because it is effectively another small unit with its own wet areas.
Size does not scale the price in a straight line. Travel, access coordination and report writing are fixed no matter how big the villa is, so the effective rate per square foot falls as built up area rises. That is why a per square foot rate for snagging is a question of its own, and not a number we publish.
The Pool, the Garden and What Is Not Included
The pool is inspected as equipment and structure, not as water chemistry.
What we look at: the pool shell and tile line, coping, deck falls and deck drainage, the filter, the circulation pump, the dosing or chlorination equipment, the backwash line, and the pool electrics including bonding. On the grounds side, irrigation controller and solenoids run zone by zone, landscape lighting circuits, storm gullies and external ground levels against the thresholds.
What is not included, stated plainly so there is no argument later. A snagging visit does not include chemical water testing of the pool. It does not include an underwater diving inspection. And the condition of planting is a landscaping matter rather than a snag, so a stressed hedge will not appear in your report as a defect.

Three things get added to villa quotes in this market, and only one of them is published anywhere.

What We See in Dubai Villa Handovers
Community does not change our price, but it does change where the time goes.
Larger plots in Dubai Hills Estate and Tilal Al Ghaf usually mean more irrigation zones, more landscape lighting circuits and longer external runs, so the outdoor half of the inspection stretches. Damac Hills 2 and the Dubai South clusters tend to hand over in batches, which means the practical decision is booking early in your batch rather than shopping the fee, because inspector availability tightens fast when a hundred units release in the same fortnight.
Arabian Ranches and Jumeirah Park bring a different question, since much of what changes hands there is resale rather than first handover. Roof membrane age and pool plant age matter more than snag counts there, which is a resale conversation.
