How Soon Can a Snagging Inspector Visit My Property?

Snagging inspector visit for a Dubai property before handover

The message came in at 7:40 on a November evening. The handover notice for a two bedroom apartment in Sobha Hartland 2 had landed in the owner’s inbox that afternoon.

He was an investor, calm but direct. “How soon can your snagging inspector visit? My appointment with the developer is in twelve days.”

Before we gave him a date, we asked him one question that matters more than our calendar: is the power on?

That question surprises a lot of buyers. But in our experience, how soon a snagging inspector visit can be booked depends less on our calendar than on three things on your side. Access, utilities, and the developer’s appointment slot.

Here is the honest timeline.

The Short Answer

How soon a snagging inspector visit can happen depends mostly on your side: access documents, live DEWA and cooling, and the developer’s appointment slot. Book the day your handover notice arrives, pay the DEWA deposit early, since DEWA connects within 15 working hours of payment, and confirm access in writing. The report then arrives within 24 hours.

What Actually Sets the Lead Time

Most people assume the inspection company is the bottleneck. Sometimes it is. More often, the snagging inspection lead time is decided by four things that have nothing to do with our diary.

Access Documents

Someone has to open the door. That could be the developer’s handover team, the community security office, or you, if the keys are already in your hand.

Some buildings also ask for paperwork before any visitor goes up. A copy of the SPA, an NOC, or a building access pass are the usual ones. If these are not sorted, the visit cannot happen, no matter how free the inspector is.

Utilities

A snagging inspection is not just a visual walk around. We test the AC, water pressure, drainage, sockets and circuits.

None of that works in a dead unit. So DEWA and district cooling need to be live before the visit date makes sense. We cover the exact order in the next section, because this is where most bookings go wrong.

The Developer’s Appointment Slot

Your handover notice sets the clock. It usually includes a payment deadline and an appointment or inspection window.

Around 30 days after the completion notice is common for completing handover formalities in Dubai, but it varies by project. Every developer sets its own window, so read your notice carefully. If the inspection has to happen during a developer slot, that slot decides the date.

Property Size and Busy Handover Periods

A studio and a five bedroom villa do not take the same time. On site, most inspections take 2 to 4 hours, and larger villas take longer.

Then there is timing in the market. Our engineering manager, Eng. Mohammed Nadeem Maldar, told Khaleej Times that 65,000 apartments and 12,500 villas are expected to enter the Dubai market before the end of 2026. When several towers in one community hand over close together, everyone’s calendar gets tighter.

What Has to Be Ready Before the Snagging Inspector Visit

Book early, but book in the right order. These are the three things we check before we confirm any date.

Utilities: The Step Most People Book in the Wrong Order

Remember the investor from Sobha Hartland 2? When we asked if the power was on, the answer was no. Neither DEWA nor cooling had been set up.

He paid the DEWA deposit online that same evening. That single step decided the date more than anything we did.

Here is how it works. Owners apply for DEWA move in with the title deed or SPA, plus a passport or Emirates ID. The security deposit is AED 2,000 for an apartment and AED 4,000 for a villa. According to DEWA’s own move in service guide, supply is connected within 15 working hours of paying the deposit.

District cooling is separate. Providers like Empower and Emicool run their own accounts and their own timing, so start that application at the same time as DEWA, not after.

If the unit is still off on the day, read our guide on what to do when DEWA is not connected on inspection day.

Access and Paperwork

When you message us to book, these details let us confirm a slot quickly:

  • A copy of your handover notice
  • Unit number, building and community
  • The developer’s handover contact
  • An authorization letter, if someone else is opening the door
  • Any access pass or visitor rule the building has

Brokers and overseas buyers often coordinate this for each other. That works fine, as long as one person owns the list.

The Developer’s Written Confirmation

If the inspector is attending during a developer slot, get the date and time confirmed by email.

A verbal “yes, that is fine” on the phone is easy to lose. A written confirmation is easy to show at the gate, and it protects your slot if the handover team changes shift.

When to Book: A Planning Timeline From Notice to Report

Book on the Day the Notice Arrives

The best time to book snagging before handover is the same day the notice lands. Even if your appointment date is not final yet.

Sending us the notice early does not lock you in. It lets us look at your deadline, spot what is missing, and plan backwards. In our experience, owners who book on day one rarely end up in a date clash.

The Timeline Table

If you are wondering when to book a snagging inspection in Dubai, this is the handover notice snagging timeline we use when planning with clients.

StepExample timingWho owns it
Handover notice receivedDay 0You send it to the inspector and start DEWA
DEWA and cooling connectedWithin 15 working hours of the DEWA deposit; cooling variesYou and the utility providers
Access confirmed in writingDay 1 to 3You and the developer
Snagging inspection visitOnce utilities and access are readyInspector, 2 to 4 hours on site
Report deliveredWithin 24 hours of the visitInspector
Report submitted to developerBefore your appointment or snag deadlineYou, with our help
Follow up inspectionAfter the developer fixes the snagsBooked as a separate visit

Day numbers are an example, not a promise. Your notice sets the real deadline.

In short, the order is:

  1. Send the notice to your inspector
  2. Pay the DEWA and cooling deposits
  3. Confirm access in writing
  4. Inspection visit
  5. Report within 24 hours
  6. Submit before your appointment

Not sure if your unit is ready for testing? Tell us the building and whether DEWA and cooling are active. We will tell you what to do first.

Busy Handover Periods

When a whole community hands over in the same few weeks, both developer slots and inspector diaries fill up.

The fix is order, not panic. Owners who send their notice on day one and start utilities the same evening almost always land a workable date.

If the Dates Do Not Line Up

Sometimes the earliest workable inspection lands after the developer appointment. It happens. Here is how we usually advise owners to handle it.

  • The earliest slot falls after your appointment. Ask the developer in writing to move the appointment, or to allow an inspection before you sign. If you feel rushed, our post on pressure to accept keys walks through your options.
  • The snag list window is capped. Some developers give a short window to submit snags. Read our guide on what to do if the developer caps the snag list window.
  • Your utilities are the delay. Push the utility applications first, then lock the inspection date.

One rule we repeat to every owner: do not sign the handover acceptance just to keep a date. Ask the developer in writing first.

We cannot promise any developer will agree to move a date. But a polite written request, sent early, is far more likely to work than a phone call on the morning of the appointment.

Practical Example: Twelve Days in Sobha Hartland 2

Here is how the investor’s twelve days actually played out.

Day 0, 7:40 pm. The notice arrived that afternoon. He messaged us. We asked about power, cooling, access and the developer slot. He paid the DEWA deposit online that night.

The next few days. The cooling account was opened. The developer’s handover team confirmed by email that they would let our inspector in during an inspection slot. That email answered the access question.

Inspection day. We booked a weekday after the connection window had passed and after the developer had confirmed the slot. Farhan, one of our inspectors, completed the full inspection in under three hours. Everything that needed power and cooling could be tested properly.

The day after. The report reached him within 24 hours. He submitted it to the developer through the handover email thread.

He walked into his appointment with a week to spare. Nothing dramatic happened. It was just the right order.

Book your handover snagging inspection now and keep a week in hand before your appointment.

How Prime Schedules Your Snagging Appointment

Every snagging appointment in Dubai we take follows the same six steps:

  1. You request a quote
  2. We confirm the appointment and collect access documents with you, such as the NOC, SPA or an access pass
  3. Our inspector visits
  4. You receive the report within 24 hours
  5. You submit it to the developer
  6. Optional follow up inspection after the fixes

On site, our engineers run a 250+ point handover inspection. We use thermal imaging cameras, moisture meters and electrical testing equipment, so we are checking behind the surface, not only what is visible. If you want detail on how long a snagging inspection takes on the day, we cover that separately.

We confirm a date only after we know your access and utility status. That way, the visit is a full inspection the first time, not a half visit followed by a second one.

The follow up inspection after fixes is booked as a separate visit. Ask for the fee when you book.

Handover snagging starts from AED 999 for a studio or one bedroom, AED 1,499 for two bedrooms, AED 1,999 for three bedrooms, AED 2,799 for a townhouse and AED 3,999 for a villa. All prices exclude VAT.

Frequently Asked Questions

How far in advance should I book a snagging inspection in Dubai?

Book on the day your handover notice arrives. That gives you time to connect DEWA and cooling, confirm access in writing, and fit the inspection before your appointment. Your notice and SPA set the real deadline, so plan backwards from it.

How soon after the handover notice should I book?

The same day, even if your appointment date is not final. Early booking does not lock you in. It lets the inspector check your deadline, spot missing documents or utilities, and plan the visit in the right order.

Can a snagging inspector visit the same week?

Often, yes, but it depends on your side more than ours. If utilities are live, access is confirmed in writing, and the developer slot allows it, a visit can usually be arranged quickly. No company should promise a fixed lead time without knowing that.

Does DEWA need to be connected before the snagging inspector visits?

Yes. Without power, water and cooling, the AC, plumbing and electrical tests cannot run. DEWA connects within 15 working hours of the deposit being paid. District cooling is a separate account, so apply for both together.

How many days do I get to snag before handover?

It depends on your developer. Around 30 days after the completion notice is common for handover formalities, but it varies by project. Check your handover notice and SPA, since they set the actual window.

What if the earliest slot is after my handover appointment?

Ask the developer in writing to move the appointment or allow an inspection before you sign. Do not sign the handover acceptance just to keep a date. A written request sent early has the best chance of working.

How long does the inspection take on site?

Most handover inspections take 2 to 4 hours on site. Larger villas take longer. The time depends on the unit size, the number of rooms and bathrooms, and how many systems need testing.

How soon will I get the report?

Within 24 hours of the visit. Each issue comes with photos, a description and a rectification note, so you can submit it straight to the developer.
